MINUTES OF THE REDEVELOPMENT AGENCY
REGULAR MEETING
MONDAY, OCTOBER 21, 2002 - 8:31 P.M.
The Board of Directors of the Redevelopment Agency of the City of Azusa met in
regular session at the above date.
Chairperson Madrid called the meeting to order. Call to Order

seconded by Councilmember/Director Hardison and unanimously carried to continue Con't 11/4/02
the Joint Public Hearing to the meeting of November 4, 2002.
The CONSENT CALENDAR consisting of items VII -A through Vll-D, were approved by Consent Cal.
motion of Director Stanford, seconded by Director Chagnon and unanimously carried, Approved
with the exception of Item VII -B, which was considered under the Special Call portion VII -B Spec Call
of the Agenda.

C. The Agency Treasurer's Report as of September 30, 2002, was received and filed. Treas Rpt
D. The following Resolution was adopted and entitled:

ALLOWING CERTAIN CLAIMS AND DEMANDS TO BE PAID OUT OF Warrants
REDEVELOPMENT AGENCY FUNDS.

Economic/Redevelopment Director Andrews addressed Item regarding the Exclusive J. Andrews
Negotiation Agreement between Azusa Redevelopment Agency and Hanrich Comments
Enterprises, Inc., for the redevelopment of Block 36 (southeast corner of Azusa Avenue
and Foothill Boulevard. He stated that the Negotiation Agreement establishes a period
of 120 days where the Agency negotiates with the developer in good faith the terms of
a Disposition and Development /agreement for the redevelopment of the site.
The developer has to demonstra a completion of retaining ArchitecturoAaneering
and other consultants that are rssary to bring about all the informatiWhey need
during the negotiation period to redevelop the site. The developer has to prepare a
site plan for the block and prepare a proforma for the project. Further, he has to
submit a good faith deposit of $50,000, that will be the part of the good faith evidence
of the developer's interest in developing the block.
Chairperson Madrid requested that when negotiating, staff include the Cultural and
Historical Commission In plans regarding the project.
Mr. Hanrich, the developer, addressed Board members expressing his appreciation for
allowing Hanrich to work with the City. He then noted other projects in other areas
that their company have completed.
It was consensus of the Redevelopment Agency Boardmembers to adjourn.
