A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
AZUSA ADOPTING A POLICY FOR THE DETERMINATION OF
DEDICATION AND IMPROVEMENT REQUIREMENTS IN
APPROVING PRECISE PLANS OF DESIGN.
The City Council of the City of Azusa does resolve as follows:
SECTION 1. In the approval of Precise Plans of Design, it
shall be the policy of the City to require dedications and improvements
as set forth in Exhibit A, attached hereto and made a part.of this
resolution.
SECTION 2. The staff, the Planning Commission or the City
Council may vary and modify the said requirements to the extent that
reason and justice or uniformity of treatment require it.
SECTION 3. The City Clerk shall certify to the adoption
of this resolution.
Adopted and approved this 6th day of July 1964.
I hereby certify that the foregoing resolution was duly
adopted by the City Council of the City of Azusa at a regular meeting
thereof held on the day of July , 1964, by the follow-
ing vote of the Council:

GENERAL REQUIREMENTS OF THE CITY OF AZUSA ENGINEERING DEPARTMENT
FOR PRECISE PLAN APPLICATIONS
A. DEDICATk,N :
1. If no street exists:
Developer shall dedicate 1/2 street if development is located on one side, full
street if development is located on both sides. Street width determined by require-
ments of the City of Azusa Master Plan of Streets and Highways.
2. If street exists but widening required:
Developer shall dedicate the widening as required of the Azusa Master Plan of
Streets and Highways. Widening on both sides required if development is located
on both sides.
B. STREET IMPROVEMENTS:
1. If no improvements exist:
Developer to design and construct curb, gutter, sidewalk, street grading and
pavement for local streets. City will construct pavement and base for all Secondary
or greater highways.
2. If partial improvements exist:
Developer to complete the improvements in accordance with the formula established
in Section B-1.
3. If full improvements exist, but widening required:
Developer to dedicate the land, with the City constructing the new improvements
at some future time.
C. SEWERS:
Sewers are to be required in accordance with City Ordinances.
D. GRADING:
Grading is required to be completed in accordance with City Ordinance No. 757
if:
1. Any excavation or fill is in excess of 100 yards.
2. Any excavation or fill is in excess of a vertical distance of 3 feet.
3. Arty excavation or fill is within a public sewer, water main, storm drain, or other
public easement.

GRADING:
4. Any excavation or fill which will encroach on or alter a natural watercourse.
5. Any excavation or fill which will divert the surface water drainage of any lot.
All construction to be completed so that no water will pond on the applicant's lot or on
adjacent lots.
E. CONSTRUCTION:
1. All public works construction,including driveways,to be completed to the
Standards of the City of Azusa.
2. Encroachment Permits for construction in State Highways are required and may be
applied for in the office of the City Engineer. (Allow 30 days to obtain State
approval for Encroachment Permits.)
3. Permits for all other public works construction, as well as grading permits, may be
secured in the City Engineer's office.
