A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF AZUSA, LOS.ANGELES COUNTY,
CALIFORNIA, AUTHORI.ZING AN EXCEPTION
AND VARIANCE UNDER ORDINANCE NUMBER 342
AND APPLICABLE TO A PORTION OF LOT 51,
SUBDIVISION # 2, AZUSA LAND & WATER CO.
IN SAID CITY OF AZUSA, .
The City Council of .the City of ,Azusa does!resolveas
followsd
WHEREAS, Robert S. Woods and Ben.,J. Cohn are the owners
of a Portion of Lot 51, Subdivision # 2, Azusa Land & Water
Co. in the City of Azusa, Los Angeles County, California, and,
WHEREAS, a petition for exception and -variance has been
duly filed, praying for an exception and variance as to afore-
said property enlarging the uses thereof from,R-1 to M-1, uses
.are defined in Ordinance Number 342 of the City of Azusa and
an amendments thereof the granting of which petition has been

recommended to the City Council by the City .Planning Commission
of said City, and

WHEREAS, the City Council of .said City of Azusa has found
and does hereby find,,,determine and declare that no further
notice of filing of said petition .or of the hearing thereof is
necessary or required, such further notice being hereby dispensed
with, and
WHEREAS such exception and variance is hereby found and
determined necessary for the preservation and enjoyment of the
Aubetantial property rights of the petitioner therefore and is
notes-ma-trexially detrimental to the public welfare or injurious
to the .property or improvements in the other zones or districts:
NOW THEREFORE BE IT RESOLVED by the City Council of said
City of Azusa that an exception and variance be and the same is/
are hereby ordered and made permitting the location, erection,
use, operation and maintenance on and ins aid property. -by the
present owner or owners thereof or by his or their heirs, executors,
administrator, lessees, grantees, successors or assigns of any
building, structure or.improvement permitted under the classification
of Zone M-1, Light Manufacturing District as the uses of said zone
M-1 General Manufacturing District are. set forth and defined in
said Ordinance 342 and any amendments thereof, provided however
that this Resolution shall not -be construed or be held.to author-
ize or to permit, the location, erection, use, operation and main-
tenance of any building, structure or improvement or the carrying
on of any activity in or on said property, which is or may be
detrimental to otherpropertyin the neighborhood or to the welfare
of the owners or occupants of such other property or detrimental
to the health, peace or welfare of the City of Azusa or any of its
inhabitants.

BE IT FURTHER RESOLVED that the Mayor shall sign this
Resolution and the City Clerk shall attest the same and -certify
to the passage and adoption thereof.

Petition For Zone`.Exception As Provided
By Section'16 Of The Zoning Ordinance
No, 342.Of The City Of Azusa.
The undersigned, Robert S. Woods and Ben Cohn are the owners of the following
legally described property, to wit:
West a of Lot 51, Azusa L & W. Co. Sub, No, 2.
That your petitioners request an exception or change of zoning from R-1 to
light manufacturing or M-1 for the abo ve described property.
Such change of zoning is necessary for the reasons it is bordered at one end
(1st street) by M-2 zoned property and by M-2 zoned property on the west.
Such change of zoning is necessary in order to create a sale of above described
property, for it is no longer desirable as residential property.
Such change of zoning will not be materially detrimental to the public welfare
nor,to the property of other persons located in the vicinity thereof; whereas
it is the opinion of the petitioners this change of zoning will enhance the
value of abutting properties,
