RESOLUTION NO. 284
A RESOLUTION OF THE REDEVELOPMENT AGENCY OF
THE CITY OF AZUSA FINDING THE PROPOSED DEVELOP-
MENT PROJECT OF ROB BOTTIN PRODUCTIONS FOR
THE PROPERTY LOCATED AT 805 WEST FOOTHILL
BOULEVARD, AZUSA, TO BE CONSISTENT WITH THE
AGENCY'S REDEVELOPMENT PLANS FOR THE WEST -END
REDEVELOPMENT PROJECT AREA
THE BOARD OF DIRECTORS OF THE REDEVELOPMENT AGENCY
OF THE CITY OF AZUSA DOES RESOLVE AS FOLLOWS:
SECTION 1. The Board of Directors of the Redevelopment
Agency of the City of Azusa hereby finds, determines and declares
that:
A. By Ordinance No. 2305, the City Council of the
City of Azusa imposed a moratorium on the issuance
of all land -use entitlements for parcels contained
within the area surrounded by Foothill Bouelvard,
Vernon Avenue, Eighth Street and Todd Avenue, within
the Redevelopment Agency's West -End Redevelopment
Project Area, unless and until the Redevelopment
Agency of the City of Azusa finds by resolution that
a proposed project for property in that area is con-
sistent with the Agency's proposed redevelopment
plans for the area.
B. Rob Bottin Productions has submitted a proposal
to construct an approximate 3,000 square foot
addition to their existing facility on the subject
property located at 805 West Foothill Boulevard,
which property is within the moratorium area. The
proposed use, office facilities, is permitted under
the Azusa Municipal Code and is consistent with the
land -use designation contained in the City's General
Plan.
C. The subject parcel is one of the few along
Foothill Boulevard that is not substandard in size
containing approximately 55,000 square feet of land
as compared with 27,000 square feet for the adjoining
parcel. The subject parcel also contains a building
of an attractive quality, as well as adequate parking
to accommodate both the existing and the proposed
facility. The proposed building expansion will allow
the applicant's business concern to grow and hire
additional personnel.
D. Preliminary results from POD, the specific plan
consultant for this area, indicate that the majority
of property along Foothill Boulevard should be
involved in some sort of sign and refacing program
rather than land clearance and redevelopment.
E. The proposed expansion would maximize the allow-
able building area for the parcel, assist in the
retention of a viable business, and allow the Agency
to require added landscaping which is desperately
needed along the Foothill corridor.
SECTION 2. In accordance with the provisions of
City of Azusa Ordinance No. 2305, the Board of Directors of
the Redevelopment Agency of the City of Azusa hereby finds that
the proposed project of Rob Bottin Productions as described
above, for the subject property located at 805 West Foothill
Boulevard, Azusa, California, is consistent with the Agency's
redevelopment plans for the area.
SECTION 3. The Secretary shall certify the adoption
of this resolution.
PASSED, APPROVED AND ADOPTED this 21St day of
July , 1986.
I HEREBY CERTIFY that the foregoing Resolution was
duly adopted by the Board of Directors of the Redevelopment
Agency of the City of Azusa at a regular meeting thereof, held
on the 21st day of July 1986, by the following vote
of the Board:
