RESOLUTION NO. 304
A RESOLUTION OF THE REDEVELOPMENT AGENCY OF
THE CITY OF AZUSA FINDING THE PROPOSED
DEVELOPMENT PROJECT OF LINDSAY MANUFACTURING
COMPANY FOR PROPERTY LOCATED AT 760 NORTH
GEORGIA AVENUE, AZUZA, TO BE CONSISTENT
WITH THE AGENCY'S REDEVELOPMENT PLAN FOR THE
WEST END REDEVELOPMENT PROJECT AREA
THE BOARD OF DIRECTORS OF THE REDEVELOPMENT AGENCY OF
THE CITY OF AZUSA RESOLVES AS FOLLOWS:
SECTION 1. The Board of Directors of the Redevelopment
Agency of the City of Azusa hereby finds, determines and declares
that:
A. By Ordinance No. 2305 the City Council of
the City of Azusa imposed a moratorium on the
issuance of all land -use entitlements for
property contained within the area bounded by
Foothill Boulevard, Vernon Avenue, Eighth Street
and Todd Avenue in the City of Azusa unless and
until the Redevelopment Agency of the City of
Azusa finds by resolution that a project pro-
posed for property in that area is consistent
with the Agency's proposed redevelopment plans
for the area.
B. Mr. Stephen Lee, on behalf of Lindsay
Manufacturing Company, has submitted a proposal
to build approximately 6,400 square feet of
storage and production space as an addition
to the Company's existing facility on the eastern
portion of the subject property located at
760 North Georgia Avenue, Azusa. The subject
property is currently developed with 77,760 square
feet of industrial buildings which are maintained
in good condition. The proposed addition would
be used for additional storage and production
space. Due to increased business volume,
applicant is running out of space and needs the
additional building area to meet those needs
and properly house several recently hired employees.
With business retention, job creation and a quality
level of building construction, the applicant's
proposal complements the intent of the proposed
West End Specific Plan and underscores the policy
outlined in the recently approved economic
development strategy for the City of Azusa.
C. Preliminary development alternatives from
POD, the specific plan consultants, indicate that
the area in the vicinity of the subject property
will likely remain unchanged. This area is antici-
pated to retain heavy industrial and other general
manufacturing uses such as that operated by the
applicant. As most of the businesses in this area
including that of applicant are healthy and occupy
relatively well-maintained facilities, the proposed
development alternatives anticipate little, if any,
dislocation of these businesses.

D. In this particular case, the expansion of
the current development is in line with the
basic premise of redevelopment law in assisting
in the elimination of blighted conditions and
providing for the type of project desired in
the West End Redevelopment Project Area.
SECTION 2. In accordance with the provisions of City
of Azusa Ordinance No. 2305, the Board of Directors of the
Redevelopment Agency of the City of Azusa hereby finds that the
proposed project of Lindsay Manufacturing Company as described
above for property located at 760 North Georgia Avenue, Azusa,
is consistent with the Agency's redevelopment plans for the area.
SECTION 3. The Secretary shall certify the adoption
of this resolution.
PASSED, APPROVED AND ADOPTED this 6th day of
October . 1986.
I HEREBY CERTIFY that the foregoing Resolution was
duly adopted by the Board of Directors of the Azusa Redevelopment
Agency of the City of Azusa, at a regular meeting thereof held
on the 6th day of October , 1986.
