HomeMy WebLinkAboutResolution No. 68711 RESOLUTION NO. 687 Cl A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF AZUSA APPROVING A LEASE AGREEMENT WITH HELEN ABDELNOUR FOR PROPERTY LOCATED AT 629 NORTH AZUSA AVENUE, AZUSA, CALIFORNIA THE BOARD OF DIRECTORS OF THE REDEVELOPMENT AGENCY OF THE CITY OF AZUSA DOES HEREBY RESOLVE AS FOLLOWS: SECTION 1. This Resolution and approval of the Lease described herein is made with respect to the following findings of fact by the Board of Directors: A. The Agency acquired the property located at 715 N. Azusa Avenue, Azusa, for purposes of redevelopment; and B. The Community Relations Department, a division of the Police Department, currently occupies 715 N. Azusa Avenue, Azusa, and must be relocated due to pending redevelopment of 715 N. Azusa Avenue, Azusa; and C. Helen Abdelnour has agreed to rent 629 North Azusa Avenue to the Redevelopment Agency for purposes of housing the Community Relations Department, on a month-to-month basis, for rent not greater than the fair market value for properties of this type in the area. SECTION 2. The Board of Directors of the Redevelopment Agency of the City of Azusa hereby approves that certain Lease Agreement including Addenda No. 1, by and between the Agency and Helen Abdelnour dated January 10, 1990, and authorizes the Chairman to execute the Lease in substantially the form as attached hereto. SECTION 3. The Secretary shall certify adoption of this Resolution. PASSED, APPROVED AND ADOPTED this 20th day of February , 1990. Azusa Ave., Azusa, California This letter confirms our agreement to rent to you on a month to month basis that store building located at 629 North Azusa Avenue, Azusa, California, said store being approximately 20' frontage by 80' in depth, at a monthly rental of $800.00 per month. There will be a $50.00 late charge on rental unpaid by the 5th day of the month due. Said rental is based on your paying ALL the utilities and your keeping property clean. You hereby agree to pay any charges incurred in cleaning up property and repairing damages that might occur during your tenure or at your leaving said property. You cannot sublet any portion of property. It is mutually agreed that the store rental is for Police and related Community businesses. I will expect you to keep and show evidence of a glass, liability and property damage insurance policy in effect from the date of occupancy and continued during your tenure on property. The property has been inspected and accepted by you as is. Any changes or alterations to building must by OKayed by landlord prior to any work done. You hereby agree to pay attorney fees in a reasonable amount that may be incurred by myself in the collection of rentals or in the violation of the conditions of this agreement. I will give you and expect from you a 60 day notice on any different arrangement. Your trash pick-up is with Western Disposal Company, 1017 West Gladstone, Azusa, California. Western will bill you directly. I am happy to have you for a tenant and wish you every success. Please sign the original of this letter and return it to me and retain the copy for your files. Landlord agrees to carpet premises with medium grade carpet to be selected by Tenant. 2. Landlord agrees to paint interior premises prior to occupancy by Tenant. 3. Landlord will maintain heating, ventilation, and cooling Systems in accordance with customary practice for an office user.
