A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY
OF AZUSA, CALIFORNIA, APPROVING THE EXECUTION OF A LEASE
AGREEMENT BY AND BETWEEN THE REDEVELOPMENT AGENCY
OF THE CITY OF AZUSA AND JIM AND SHANON YENYO, DBA
WIMPEY'S PAWN SHOP, FOR THE AGENCY -OWNED PROPERTY
LOCATED AT 112 E. FOOTHILL BOULEVARD
WHEREAS, the Redevelopment Agency of the City of Azusa ("Agency") is
engaged in activities necessary to execute and implement the Redevelopment Plan for
the Agency's Merged Central Business District and West End Redevelopment Project
Area ("Project Area"); and
WHEREAS, the Agency owns certain property commonly known as 112 E.
Foothill Boulevard, Azusa ("Site").
WHEREAS, the Agency proposes to enter into a lease agreement ("Lease") for
the Site with Jim and Shanon Yenyo, dba Wimpey's Pawn Shop ("the Lessee"), for the
purpose of providing storage for the Lessee's adjoining business; and
WHEREAS, Agency staff has negotiated the terms of the Lease with the Lessee
and a copy thereof is on file with the Agency Secretary; and
WHEREAS, the Lease contains all the provisions, terms conditions, and
obligations required by state and local law; and
WHEREAS, the Lease has agreed to lease the Site as described in the Lease
and in accordance with the purposes and objectives of the Redevelopment Plan; and
WHEREAS, pursuant to Section 33431 of the California Community
Redevelopment Law, the Agency held a duly noticed public hearing on the proposed
lease of the Site and on the proposed Lease; and
WHEREAS, the Lease of the Site pursuant to the Lease is in the best interests of
the Agency and in accord with the public purposes and provisions of applicable State
and Local laws: and
WHEREAS, the Agency further determines that the Agency's approval of the
Agreement is Categorically Exempt under the California Environmental Quality Act,
Section 15301 Class 1 — Existing Facilities. This Agreement authorizes the Agency to
Lease property to Wimpey's Pawn Shop ("the Lessee"), for the purpose of providing

storage for the Lessee's adjoining business. There is no current development proposal
for the Property. The Executive Director of the Agency is authorized and directed to file
a Notice of Exemption under CEQA, regarding the Agency's action in approving the
Lease Agreement by this Resolution, with the Clerk of the County of Los Angeles, within
(3) three days following the date of adoption of this Resolution.
NOW, THEREFORE, BE IT RESOLVED by the Redevelopment Agency of
the City of Azusa as follows:
SECTION 1. The above Recitals are incorporated and adopted by this
reference.
SECTION 2. [CEQA].
SECTION 3. The Lease is hereby approved in substantially the form on file with
the Agency Secretary together with such non -substantive changes as may be approved
by the Executive Director and Agency Counsel.
SECTION 4. The Executive Director is authorized to execute the Lease on
behalf of the Agency and to take all actions necessary or convenient to carry out its
provisions.
SECTION 5. This Resolution shall become effective upon its adoption.
PASSED, APPROVED AND ADOPTED on this 21st day of March 2005.

I HEREBY CERTIFY that the foregoing Resolution was duly adopted at a
meeting of the Redevelopment Agency of the City of Azusa, at a regular meeting
thereof, held on the 21st day of March, 2005, by the following vote of the Agency
Members.
