CALIFORNIA, AMENDING ORDINANCE NUMBER 409
OF THE CITY OF AZUSA, ENTITLED: "AN ORDINANCE

ESTABLISHING A ZONING AND DISTRIBUTING PLAN
WITHIN THE CITY OF AZUSA, CREATING THIRTEEN

USE ZONES, REGULATING THE USE OF PROPERTY,
HEIGHT AND AREA OF STRUCTURES AND OPEN SPACES

FOR LIGHT, AIR AND VENTILATION: ADOPTING A
MAP OF SAID ZONES: DEFINING TERMS USED: PRO -

VIDING FOR THE ADJUSTMENT, ENFORCEMENT, AND
AMENDMENT THEREOF: PRESCRIBING PENALTIES

FOR VIOLATION: AND REPEALING ALL ORDINANCES

The City Council of the City of Azusa does hereby ordain

as follows:

Section 1. Proceedings having been held in accordance with

Section 20 of Ordinance Number 409 of the City of Azusa, as

amended, for change of zone on the hereinafter described property,

and the Planning Commission having had hearings thereon on

March 11th, 1953, and April 15th, 1953, and thereafter the

matter having been heard before the City Council on June 1st,

1953, and said Planning Commission having recommended the pro-

posed change; all of said hearings being held after notice duly
21
given as required by the Zoning Ordinance, as amended, and as
22
directed by the City Council.

Section 2. Ordinance Number 409 of the City of Azusa,
24

Section 5.4. BUILDING SITE AREA. Every dwelling hereafter
erected or structurally altered shall have a lot area of not
less than seven thousand (7,000) square feet per separate single
family dwelling; provided, however, that each building site shall
have a frontage upon a public dedicated street of not less than
sixty (60) feet; provided, however, that this provision shall
not apply when the lot was of record at the time of the passing
of this ordinance and any such lot of record at the time of
passing of this ordinance may be used as a building site.
Section 3. That a new Article be added to said ordinance,
to be known as Article V-A, to read as follows:
ARTICLE V-A. R -A-10,000 SINGLE FAMILY RESIDENCE
DISTRICT, 10,000 SQUARE FEET.,
Section 5-A.1. USES PERMITTED. Any use permitted
in R-1 Zone, pursuant to Article V.
Section 5-A.2. AUTOMOBILE STORAGE SPACE. There
shall be at least one covered Automobile storage space for each
single family residence.
Section 5-A.3. BUILDING HEIGHT LIMIT. No
shall exceed thirty-five (35) feet or two and one-half (22) s
in height.
Section 5-A.4. BUILDING SITE AREA. Every
dwelling hereafter erected or structurally altered shall have a
lot area of not less than ten thousand (10,000) square feet per
separate single family dwelling; provided, however, that each

Section 5-A.5. FRONT YARD REQUIRED. There shall
be"in front of every building a front yard having a minimum depth
of twenty-five (25) feet, provided that no front yard need be
deeper than the average of the depths of front yards on,the lots
next thereto on either side, a vacant lot or a lot occupied by a
building with a front yard more than twenty-five (25) feet deep
being considered as having a front yard twenty-five (25) feet
deep, and provided further, that on a lot held under separate and
distinct ownership from adjacent lots and of record, and less than
one hundred (100) feet deep, at the time it is placed in a R -A,
10,000 District, no front yard need be deeper than twenty (20)
percent of the depth of the lot.
Where a block is occupied or partially occupied by buildings
or structures at the time this ordinance becomes effective, the
front yard of each building or structure hereafter erected or
structurally altered upon such frontage shall be not less than the
average depth of the front yards already established; provided
that where the average front yard does not exceed ten (10) feet
in a block, this regulation shall not be so interpreted as to
require a front yard of a depth of more than the nearest buildings
or structure to the street upon which it fronts in the block;
provided further that if such average is determined by less than
twenty-five (25) percent of such block, such average shall not
be deemed to exceed a distance of twenty-five (25) feet.
Section 5-A.6. SIDE YARD REQUIRED. There shall bel

twenty (20) percent of the depth of the lot, whichever is the
less.
Section 4. All other ordinances and parts of ordinances
insofar only as the same conflict herewith, are hereby amended
in accordance herewith.
Section 5. The Mayor shall sign this ordinance and the
City Clerk shall attest the same and certify as to the passage
hereof and cause the same to be published once in the Canyon City
News, a newspaper of general circulation, published and circu-
lated in the City of Azusa. This ordinance shall be effective
thirty (30) days after the passage hereof.
