The City Council of the City of Azusa does hereby ordain as
follows:
SECTION 1. Proceedings having been held in accordance with
Article 20 of Ordinance Number 409 of the City of Azusa, as amended,
for change of zone on the hereinafter described property, and the

Planning Commission having had hearings thereon on December 1,/19541
and said Planning Commission having recommended the proposed change
of zoning as petitioned for and thereafter a hearing having been
held before the City Council of the City of Azusa on January 17,
1955, at the hour of 7:30 o'clock P. M., all of said hearings being
held after notice duly given as required by the Zoning Ordinance,
as amended, and as directed by the City Council.
SECTION 2, Ordinance Number 409 of the City of Azusa
entitled: "AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF AZUSA
ESTABLISHING A ZONING AND DISTRIBUTING PLAN WITHIN THE CITY OF AZUS
CREATING THIRTEEN USE ZONES; REGULATING THE USE OF PROPERTY, HEIGHT
AND AREA OF STRUCTURES AND OPEN SPACES FOR LIGHT, AIR AND VENTILAr
TION; ADOPTING A MAP OF SAID ZONES; DEFINING TERMS USED; PROVIDING
FOR THE ADJUSTMENT, ENFORCEMENT, AND AMENDMENT THEREOF; PRESCRIBING
PENALTIES FOR VIOLATION; AND REPEALING ALL ORDINANCES IN CONFLICT

CALIFORNIA AMENDING ORDINANCE NUMBER 409 OF

WITHIN THE CITY OF AZUSA, CREATING THIRTEEN
USE ZONES, REGULATING THE USE OF PROPERTY,
HEIGHT AND AREA OF STRUCTURES AND OPEN SPACES
FOR LIGHT, AIR AND VENTILATION• ADOPTING A MAP
OF SAID ZONES; DEFINING TERMS 6SED; PROVIDING
FOR THE ADJUSTMENT, ENFORCEMENT AND AMENDMENT
THEREOF; PRESCRIBING PENALTIES POR VIOLATION• AND
REPEALING ALL ORDINANCES IN CONFLICT THEREWI1`H,"
AS SAID ORDINANCE IS AMENDED BY ORDINANCES
NUMBER 441 AND 455, AND ALL OTHER ORDINANCES
AND PARTS OF ORDINANCES INSOFAR ONLY AS THE
PROVISIONS OF SAME CONFLICT HEREWITH.
The City Council of the City of Azusa does hereby ordain as
follows:

and all other amendments thereto, is hereby amended by amending
Section 3.2 thereof to read as follows;
Section 3.2. The boundaries of such zones are shown on the
Zoning Map adopted by this Ordinance, or amendments thereto, and
are hereby adopted and approved, and the regulations of this
ordinance governing the use of land and buildings, building site
areas, the height and bulk of buildings, the sizes of yards, open
spaces and courts about buildings, and other matters as hereinaft,
set forth, are hereby established and declared to be in effect
upon all lands included within the boundaries of each and every
district shown on said Map. That said boundary and zones are
hereby appended in accordance with the map adopted by these
amendments to said Ordinance Number 409, as amended by Ordinances
Number 441, 455, 458, 467, and all other amendments thereto, said
amendments consisting of changing the zone in the premises
comprising portions of Lot 53 of Subdivision No. 2 of Azusa Land
and Water Company as recorded in M.R. 43/94,. Reference to the
Official Zoning Map is hereby made for particulars and the changes
attached to Ordinances Number 441, 455, 458, 467, and all other
amendments to said Ordinance Number 409 are incorporated herein
by reference.
The following described property, to -wit; Beginning at a
point, said point being the northwest corner of 5th Street and
Virginia Avenue, thence westerly along the north property line of
5th Street a distance of 221.14 feet more or less; thence northerly
along a line parallel to the west property line of Virginia Avenue
a distance of 196.98 feet, more or less; thence easterly along a
line parallel to the north property line of 5th Street a distance
of 221.14 feet, more or less to the west property line of Virginia
Avenue; thence southerly along the west property line of Virginia
Avenue to the point of beginning, in said Lot 53 of Subdivision
No. 2 of Azusa Land and Water Co. as recorded in M.R. 43/94, is

1 hereby changed from Zone R-1 to Commercial Zone 0-1.
2 That the following property located in said Lot 53 of
3 Subdivision No. 2 of Azusa Land and Water Co., to -wit; Beginning
4 at a point being on the west property line of Virginia Avenue
5 196.98 feet north of the northwest corner of 5th Street and
6 Virginia Avenue; thence westerly along a line parallel to the
7 north property line of 5th street, a distance of 695 feet more or
8 less to the west property line of said Lot 53; thence northerly
9 along said line a distance of 60 feet; thence 'easterly along a
10 line parallel to the north property line of 5th Street a distance
11 of 695 feet to the west property line of Virginia Avenue; thence
12 southerly along the west property line of Virginia Avenue, a
13 distance of 60 feet to the point of beginning, is hereby changed
14 from Zone Rr3 to Buffer Zone.
15 That the following property located in said Lot 53 of
16 Subdivision No. 2 of Azusa Land and water Co,, to -wit; Beginning
17 at a point, said point being on the west property line of
18 Virginia Avenue a distance of 256.98 feet north of the northwest
19 corner of 5th Street and Virginia Avenue; thence westerly along a
20 line parallel to the north property line of 5th Street, a distance
21 of 125 feet; thence northerly along a line parallel to the west
22 property line of Virginia Avenue to the intersection of this line
23 with the south line of the Atchison, Topeka and Santa Fe Railway
24 Company; thence northeasterly along said right of way line to the
25 west property line of Virginia Avenue; thence southerly along the
26 west property line to Virginia Avenue, to the point of beginning
27 is hereby changed from Zone Rr3 to Zone R-4.
28 That the changes in the Zoning Map of the City of Azusa,
29 attached hereto, are incorporated by reference and included as a
30 part of this Ordinance.
31 SECTION 3. Except as herein amended, said Ordinance
32 Number 409, as amended by Ordinances Number 441, 455, 458, 467,

and all other amendments shall be and remain in full force and
effect.
SECTION 4. All other ordinances and parte of ordinances in-
sofar only as the same conflict herewith, are hereby amended in
accordance herewith.
SECTION 5. The Mayor shall sign this ordinance and the
City Clerk shall attest the same and certify to the passage hereof
and cause the same to be published once in the Azusa Herald and
Pomotroplc, a newspaper of general circulation, published and
circulated in the City of Azusa. This ordinance shall be
effective thirty (30) days after the passage hereof.
