AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF AZUSA
AMENDING THE ZONING CODE (CHAPTER 88 OF THE AZUSA MUNICIPAL
CODE) ARTICLE IV, SECTION 88-635, ARTICLE V. SECTION 88-1150, AND
ARTICLE XIV, SECTION 88-1995, TO REDUCE THE MINIMUM LOT AREA
IN THE M-2 ZONE AND TO ALLOW FLAG LOTS IN NON-RESIDENTIAL
ZONES. CODE AMENDMENT 215
WHEREAS, the City Council of the City of Azusa, has given notice thereof as required
by law, held a public hearing on March 20, 2001, for the application of Net Development
(Kevin Coleman), with respect to the requested Zoning Code Amendment No. ZCA-215,
to amend Article IV., Section 88-635, Article V., Section 88-1150, and Article XIV, Section
88-1995,and
WHEREAS, the City Council has carefully considered all pertinent testimony and the
staff report offered in the case as presented at the public hearing.
Now Therefore, the City Council of the City of Azusa does ordain as follows:
SECTION 1: Articles IV, V and XN of Chapter 88 of the Azusa Municipal Code,
are hereby amended as described in 'Exhibit E":
SECTION 2: Pursuant to the State California Environmental Quality Act (CEQA)
Guidelines and the City of Azusa Local Guidelines for Implementing CEQA, the City
Council hereby determines that the adoption of the proposed ordinance will not have a
significant effect on the environment. The City Council hereby certifies said Negative
Declaration.
SECTION 3: This ordinance shall be in full force and effect thirty days after its
passage.
SECTION 4: A summary of this Ordinance shall be published in the manner
required by law.
PASSED, APPROVE AND ADOPTED this 2nd day of April 2001.

ARTICLE XIV. DEFINITIONS AND ILLUSTRATIONS OF TERMS

Lot, flag. A lot having access to a street by means of a private driveway access easement, or
parcel of land not meeting the requirements of this Development Code for lot width but having a
dimension of at least 20 feet at its narrowest point [see figure 88-1995]. Flag lots are prohibited
in residential zones (see section 88-635).
