AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF AZUSA
APPROVING ZONE CHANGE NO. Z-2000-02 TO CHANGE THE ZONING
DESIGNATION ON A PORTION OF 720 E. FOOTHILL BOULEVARD, FROM Rl-
7,500 (SINGLE FAMILY RESIDENTIAL, 7,500 SQUARE FOOT LOTS) TO C-2
(RESTRICTED COMMERCIAL)
WHEREAS, the Planning Commission for the City of Azusa held a duly noticed public
hearing on February 14, 2001 and, after fully considering all oral and written testimony offered at
the aforementioned public hearing, adopted Resolution No. 2000-06, recommending to the City
Council the adoption of this ordinance, and
WHEREAS, the City Council of the City of Azusa held a duly noticed public hearing on
March 20, 2001, concerning this zone change and fully and carefully considered all oral and written
testimony offered therein prior to acting on this ordinance.
NOW THEREFORE, THE CITY COUNCIL OF THE CITY OF AZUSA HEREBY
ORDAINS AS FOLLOWS:
SECTION 1. The City Council of the City of Azusa determines and declares the following
Findings of Fact:
A. The proposed amendment is consistent with the goals, policies and objectives of the
Azusa General Plan. Overall, the proposal meets the General Plan's Commercial
Land Use Goals which include an economically strong and balanced commercial
sector, and to promote the development of commercial facilities which are
convenient to residents and provide the widest possible selection of goods and
services [Azusa General Plan, Commercial Land Use Goals #1 & #2, page III -4]
B. The proposed amendment will not adversely affect surrounding properties. The
project is being developed to complement the use of the property to the east as a
location for weddings. In addition, the use of the project is less intense than the other
surrounding uses, and consequently will have no adverse effects on these uses.
SECTION 2. Pursuant to the City of Azusa CEQA implementing procedures and the State
of California's CEQA guidelines, a Negative Declaration has been prepared, noticed, and reviewed,
finding that the proposed project will not have a significant impact on the environment. The City
Council hereby certifies said Negative Declaration.
SECTION 3. The City Council hereby approves the amendment of the Azusa Zoning Map
to reflect the change in zoning for a portion of 720 E. Foothill Boulevard, from R1-7,500 (Single
Family Residential, 7,500 square foot lots) to C-2 (Restricted Commercial) as designated in Exhibit
"A" attached to this ordinance.

SECTION 4. The City Clerk shall certify to the passage of this ordinance and shall cause
the same to be published in compliance with Chapter 88, Article III, Division 5 of the Azusa
Municipal Code.

I HEREBY CERTIFY that the forgoing Ordinance No. 01-01 was subject to a first reading at
a regular meeting of the City Council of the City of Azusa on the 19 day of March ,
2001. That thereafter, said Ordinance was duly adopted and passed at a regular meeting of the City
Council on the 2nd day of April , 2001, by the following vote, to wit:
