San Gabriel Boulevard, Azusa Ca 91702 Title Location: APN: 8684-019-002 LOT 2 APN: 8684-019-003 LOT 3 The current zoning is C-2. The proposed zone change is to change this to residential. After speaking with city staff members and experienced commercial developers in the area, we believed the best and highest use of the property is for mixed use commercial/residential zoning. Propose land improvements: A: Build a mixed-use 3 to 4 stories building for commerical and housing. B: Build a neighborhood mini -mall. Propose tenants for neighborhood shopping center: 1. Senior citizens (housing). 2. Convenience stores, coffee shop, dry cleaner, delicatessen, etc. 3. Professional office space, dental, tax accountant, legal services, etc. Benefits for the community and city. 1. Tax revenue 2. Employment 3. Land improvement 4.
