HomeMy WebLinkAboutResolution No. 58960 0 RESOLUTION NO. 5896 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF AZUSA GRANTING A VARIANCE. (Variance Case No. V-271 - Praxedes Running) The City Council of the City of Azusa does resolve as follows: z_ SECTION 1. An application for a variance to permit the construction of single family residences containing 1152 square feet of floor area instead of the 1800 square feet required, upon three lots upon property known as 1560 Azusa San Gabriel Canyon Road, having been duly heard by the Planning Commission after proper notice, and the Planning Commission having granted the said variance permitting the construction of single family residences containing 1400 square feet of floor area instead of the required 1800 square feet, and interested persons having appealed the granting of said variance to the City Council, the City Council, after due notice and public hearing, finds that sufficient facts exist to justify the granting of the variance subject to the conditions hereinafter specified. 1. The strict application of the zoning ordinance to the property in question would result in practical difficulties and unnecessary hardships in so far as the property owner is concerned. 2. There are special circumstances applicable to the property which do not apply generally to other property in the same zone in that the property is extremely difficult to develop for single family residential purposes because of the terrain. 3. The granting of the variance will not be materially detrimental to the public welfare and is not contrary to the objectives of any part of the Master Plan. SECTION 2. Variance Application No. V-271 (Praxedes Running) to permit the construction of single family residences con- taining less than the minimum specified square feet of floor area on three lots generally described as 1560 Azusa San Gabriel Canyon Road is granted subject to the following conditions: 1. The minimum number of square feet of floor area per- mitted in any single family residence constructed upon the property shall be 1500 square feet. 2. The Planning Commission shall review and approve the plans for the construction of any single family residence prior to the issuance of a building permit. 3. An access driveway shall be dedicated for all three lots before any building permit is issued. SECTION 3. The variance hereby granted shall become void and inoperative for any purpose unless it is utilized within six months after the effective date of this resolution and the conditions thereof fully complied with. SECTION 4. The City Clerk shall certify to the adoption of this resolution. Adopted and approved this 7th day of September , 1971.
