RESOLUTION NO. 6081
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
AZUSA GRANTING A VARIANCE. (Variance Case No. 339 -
Foothill Gardens Condominiums)
The City Council of the City of Azusa does resolve as
follows:
SECTION 1. An application for a variance to permit the
construction of a 6 by 8 foot identification sign for a condominium
in an R-3 Zone, on property known as 451 North Rockvale Avenue and
legally described as Lot 1, Tract No. 29023, being a part of the
common area of a condominium comprised of 160 units, having been
duly heard by the Planning•Commissionbtafter proper notice, and the
Planning Commission having denied the said variance, and the
applicant having appealed from the denial to the City Council, the
City Council after due notice and public hearing, and reference
back to the Planning Commission, finds that sufficient facts exist
to justify the granting of the variance subject to the conditions
hereinafter specified:
(a) The strict application of the zoning ordinance to
the property in question would result in practical difficulties and
unnecessary hardships in so far as the property owners are concerned
and that the sign is necessary to distinguish the development from
the conventional apartments to the south
(b) The granting of a variance will not be materially
detrimental to the public welfare and is not contrary to the
objectives of any part of the Master Plan inasmuch as the,'sign is
necessary for the identification of the condominium.
SECTION 2. Variance Application No. v-339�;'(Fo6thill
Gardens Condominiums) to permit the construction of a 6 by 8'
foot identification sign in the common area of the condominium
project is granted, subject to the following condition:
(a) The sign shall be constructed in strict accord with
the "Amended Plan" filed with the City Council at the location
specified in the application for this variance.
SECTION 3. The variance hereby granted shall become void
and ineffective for any purpose unless it is utilized within six
months after the effective date of this resolution and the conditions
thereof fully complied with.
SECTION 4. The City Clerk shall certify to the adoption
of this resolution.

meeting thereof held on the 2nd day of April , 1973, by the
