A RESOLUTION OF THE CITY COUNCIL OF THE,CITY
OF AZUSA GRANTING A CONDITIONAL USE PERMIT
(Lyle Moritz, C-149)
The City Council of the City of Azusa does resolve as
follows:
SECTION 1. The City Council does hereby find and determine
that there was filed with the Planning Commission the application of
Lyle Moritz requesting the issuance of a conditional use permit
authorizing a residential use on the second floor of a certain
building with office use on the first floor within the Central
Business District Zone for certain property legally described as
515 North Azusa Avenue, Lots 17 and 18, Block 44, Map of Azusa;
that a public hearing thereon was duly conducted by the Planning
Commission and the Planning Commission granted the conditional use
permit; that the matter came regularly before the City Council in
connection with an application for a change of zone covering said
property, and the City Council held a hearing thereon and proper
and legal notice of the hearing was duly given.
SECTION 2. Conditional Use Permit No. C-149 is hereby
granted pursuant to the provisions of the Azusa Municipal Code
provided that the physical development of the property included
therein shall conform to the following conditions:
1. The requested CBD (Central Business District) zoning
shall be granted by the City Council.
2: The 450 square feet of recreational area shall be
continually maintained as a recreational or landscaped area for
the exclusive use of the residents of the four upstairs units.
3. No retail sales, only professional and business
offices, shall be permitted on the first floor.
4. Any existing or future lighted signs shall be
installed in such a manner so as not to reflect into windows of
the residential units.
5. Thick padding and carpeting shall be provided and
maintained in the residential units at all times.
6. A specific parking area shall be designated for
use by residents of the building at a rate of one space per residence.
SECTION 3. The permit hereby granted is also conditioned
upon the privileges being utilized within six months after the effective
date hereof, and if they are not utilized and construction work is
not begun within said time and carried on diligently in accordance
with the conditions contained herein, this authorization shall become
void and any privileges granted hereby shall be deemed to have lapsed.
SECTION 4. The City Clerk shall certify to the adoption
of this resolution.

adopted by the City Council of the City of Azusa at a regular meeting
thereof held on the 6th day of January 1975, by the following
vote of the Council:
