A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF AZUSA GRANTING A C ONDITI0NAL USE PERMIT
(C-177, FOOTHILL VISTA MOBIL:EHOME PARK).
The City Council of the City of Azusa does resolve as follows:
SECTION 1. An application was filed by Jack Gorby for a Conditional
Use Permit authorizing mobile home sales and display and parking for
tenant recreational vehicles and boats on a:portion .of the real property
known as 826 East Foothill Boulevard in the City of Azusa; the Planning
Commission, after notice of said hearing was duly given held a public
hearing thereon and granted the Conditional Use Permit as applied for
subject to certain conditions; the applicant appealed to the City Council
from certain of said conditions established by the Planning Commission.
SECTION Z. After notice and public hearing of the appeal, the City
Council finds and determines that the public convenience and good zoning
practice require the granting of the Conditional Use Permit as applied
for subject to the following conditions:
1. The approval contained herein applies only to the recreational
vehicle storage and mobilehome model display use. If this
area is ever converted to mobilehome lots or spaces, full plans,
prepared in accordance with Planning Commission Resolution
No. 816, shall be required and submitted to the Planning Com-
mission for review and approval. Any conditions deemed neces-
sary by that review will become a part of that approval.
2. Recreational vehicle parking shall be limited to the storage of
the recreation vehicles belonging to the tenants of the Foothill
Vista Mobilehome Park and/or their guests.
3. The recreational vehicle parking area shall be properly screened
from the adjacent property by whatever means is deemed necessary
by the Planning Commission.
4. Recreation vehicles shall not be stored within 50 feet of existing
fence along Foothill Blvd.
5. Display model(s) shall be no closer to Foothill Blvd, than front
of existing office structure on the property in question.
6. Construct sidewalk across front ofpr.operty adjacent to Foothill
Blvd. when development occurs on the property or when sidewalks
are constructed on any contiguous property.
7. Construct a 6 ft, high block wall on the West side of the
property.
8, This Conditional Use Permit shall be valid for a period of
two (2) years only.
SECTION 3. The permit hereby granted is conditional upon the
privileges being utilized within six months after the effective date
hereof and if not utilized or construction work is not begun within said
time and carried on diligently in accordance with conditions imposed
by the City Council, this authorization shall become void and every
and any privilege, permit or variance created hereby shall be deemed
to have lapsed.
SECTION 4. The City Clerk shall certify to the adoption of this
resolution and shall cause a certified copy thereof to be transmitted
to Jack Gorby.
