RESOLUTION NO. 6646
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
AZUSA APPROVING TENTATIVE PARCEL MAP NO. 10298
The City Council of the City of Azusa does resolve as
follows:
SECTION 1. The City Council does hereby find and
determine that there was filed with the Planning Commission Ten-
tative Parcel Map No. 10298 by the Dillingham Corporation,
subdivider, that said Tentative Parcel Map was properly examined
and considered by the Planning Commission which approved said
Tentative Parcel Map subject to certain conditions, and adopted
Resolution No. 1445 approving Tentative Parcel Map No. 10298.
SECTION 2. An appeal was filed by the subdivider to
the City Council relative to condition one of the approval set
forth in Planning Commission Resolution No. 1445. The City
Council held a hearing thereon and proper and legal notice of the
hearing was duly given.
SECTION 3. After due notice and public hearing the
City Council finds:
a. The condition appealed from by the subdividers
involve the requirement that Gladstone Street adjacent to the
subdivision be widened and fully improved to a width of 80'.
b. The requirement that streets adjacent to sub-
divisions be fully improved to the standards of the City's
master plan of streets and highways and in accordance with the
requirements of the Department of Public Works is a consistently
applied requirement for all subdivisions within the City.
C. If the City did not require the subdivider to
widen and fully improve Gladstone Street adjacent to the sub-
division, then the burden of such street improvements would fall
upon a single property owner at the time of development of the
lot adjacent to Gladstone Street which would be inequitable and
would hamper development of said lot.
d. A proposal by Valley County Water Company to
duplicate an existing City water supply line in Gladstone Avenue
adjacent to this project has been abandoned.
SECTION 4. Tentative Parcel Map No. 10298 is hereby
approved subject to the following conditions:
1. Widen and fully improve Gladstone Street to
801. The improvements shall consist of asphaltic concrete
pavement on aggregate base materials, curbs, gutters, street-.
lights, street trees and other standard improvements as determined
by the Director of Public Works.
2. All streets within,the proposed subdivision shall
be fully improved as specified in condition 1 above.
3. Sanitary sewer system, connected to the existing
Los Angeles County Sanitation District's sewer, shall be provided
to serve each lot.
4. A water system of sufficient size to provide
adequate water for domestic purposes and fire protection for
each lot shall be provided; but no duplication of City water mains
in Gladstone Street shall be permitted.
5. Public utility easements, as determined by the
Public Works Director, shall be dedicated to the City.
6. Any and all utilities shall be placed underground.
7. A site grading plan showing proposed buildings,
pad elevations, and method of disposal of all surface runoff shall
be submitted to the Public Works Director for approval.
8. Where plans are required for compliance with the
above conditions, such plans shall be prepared by a registered
civil engineer and submitted to the Public Works Director for
approval.
SECTION 5. The City Clerk shall certify to the
adoption of this Resolution.

regular meeting thereof held on the 3rd day of April, 1978,
by the following vote of the Council:
