RESOLUTION NO. 6988
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF AZUSA GRANTING A ZONE VARIANCE
(VARIANCE CASE NO. V702 SALVADOR &
MARINA ESTRELLA)
THE CITY COUNCIL OF THE CITY OF AZUSA DOES
RESOLVE AS FOLLOWS:
SECTION 1. The City Council does hereby find
and determine that there was filed with the Planning
Commission the application of Salvador & Marina Estrella
(Variance Case No. V702) requesting a zone variance to
waive the two car garage requirement for a single family
dwelling on the property located at 337 South Louise
Avenue, Azusa; that a duly noticed public hearing was held
on said application by the Planning Commission and that the
Planning Commission denied the said zone variance application;
that the matter was appealed to the City Council by the
applicant and a duly noticed public hearing was held by
the City Council on said appeal.
SECTION 2. After the notice and public hearing,
the City Council finds:
A. The subject property is located at 337 South
Louise Avenue, Azusa, and is zoned Rlc (single family
residential).
B. The subject property is presently developed
with a single family residence and attached single car
garage which was built in 1947. At the time of the
construction, the Municipal Code only required that two off-
street parking spaces be provided for a single family
residence. This requirement was met by providing one garage
parking space and a driveway for the'parking of a second
vehicle.
C. The area of the
medium density residential (up
per acre) by the general plan.
subject property is designated
to fifteen dwelling units
D. The applicant desires to convert the existing
garage to an additional dwelling space without complying with
the two car garage requirement of today's Code. The reasons
stated are financial. Applicant indicates that a garage is
planned for the future, however, additional living area is
needed at this time.
E. Adequate space exists on the lot and access
is available to comply with the two car garage requirement.
F. The applicant has indicated during the public
hearing that they will build a two car garage within a one
year period; that it will be built at the rear of the lot and
that a driveway will also be constructed for access to the
garage along the side of the property.
SECTION 3. Based upon the foregoing findings,
Zone Variance Case No. V702 is hereby approved subject to
the following conditions:
1. Applicant shall construct a two car garage
within one year of the date of this approval.
2. Applicant shall deposit with the City in the
form of cash or a bond or other security satisfactory to the
City the sum of Five Hundred ($500.00) Dollars to secure the
obligation of Applicant to construct the garage addition
within the one year period from the date of this approval.
Said deposit shall be made prior to this Variance becoming
effective.
3. All construction shall comply with applicable
building department and fire department requirements.
4. All necessary permits shall be obtained.
5. Noncompliance with or violation of any of the
conditions set forth herein shall be grounds for revocation
of any approvals contained herein. Any such revocation shall
be in accordance with the provisions of Section 19.60.160 of
the Azusa Municipal Code.
SECTION 4. The City Clerk shall certify to the
adoption of this Resolution.

regular meeting thereof held on the 20th day of April ,
