A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF AZUSA GRANTING CONDITIONAL USE PERMIT NO.
C-418 TO DELBERT D. WEST FOR PROPERTY LOCATED
AT 300 NORTH ALAMEDA AVENUE, AZUSA, CALIFORNIA
THE CITY COUNCIL OF THE CITY OF AZUSA DOES RESOLVE
AS FOLLOWS:
SECTION 1. The City Council of the City of Azusa
does hereby find, determine and declare that:
a. Delbert D. West filed an application with
the Planning Commission requesting a Conditional
Use Permit, permitting alteration of a
nonconforming commercial property in order to
operate a specialized auto parts store.
b. The subject property is located at 300
North Alameda Avenue, Azusa, California and is
zoned C-2 (Restricted Commercial) and is designated
General Commercial by the General Plan.
C. The request for the Conditional Use
Permit for the subject property, was duly
initiated, notice of public hearing thereon were
duly given and published in accordance with
applicable law.
d. Public hearings thereon were duly held by
the Planning Commission of the City of Azusa on
August 20, 1986, and by the City Council of the
City of Azusa on October 6, 1986.
e. On August 20, 1986, the Planning
Commission of the City of Azusa by,,:Resolution No..
2357 approved the applicant's request for
Conditional Use Permit.
f. Thereafter, the City Council on its own
motion, filed an appeal of the Planning
Commission's decision within the time specified by
law.
g. The City Council has considered all of
the information presented to it at the public
hearing held on October 6, 1986.
SECTION 2. The City Council of the City of Azusa
further finds and determines as follows:
a. The public necessity, convenience,
welfare and good zoning practice require the
issuance of this conditional use permit.
b. The conditional use permit is consistent
with the City of Azusa General Plan and each of its
elements.

SECTION 3. As a result of the review described
above, the City Council of the City of Azusa hereby grants
the applicant's request for a Conditional Use Permit Case
Number C-418 subject to the following conditions:
1. Construction shall comply with the plot
plan submitted.
2. All necessary permits shall be obtained.
3. Any and all applicable building depart-
ment and fire department requirements
shall be met at all times.
4. Applicant shall obtain an approved design
review application in order to improve
the exterior appearance of the building
and parking area. Said application shall
be submitted prior to the issuance of
business license for any business to
occupy the premises.
5. Five (5) parking spaces shall be provided
for customers or employees of the
store. Said parking spaces shall not be
fenced or physically restricted in any
way so as to prevent access by customers.
6. Sidewalks shall be installed on the south
property line, in accordance with City
standards.
SECTION 4. The permit hereby allowed is conditional
upon the privileges being utilized within six (6) months
after the effective date thereof and if they are not
utilized or construction work has not begun within the said
time and carried on diligently in accordance with the
conditions imposed by the City Council, this authorization
shall be void, and any privilege, permit or variance granted
hereby shall be deemed to have elapsed.
SECTION 5. The City Clerk shall certify adoption of
this resoluti— o d transmit a copy thereof to the
applicant.
