RESOLUTION NO. 8531
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF AZUSA APPROVING AN AMENDMENT TO
THE AZUSA GENERAL PLAN FOR THE PROPERTY
LOCATED AT THE NORTHWEST CORNER OF
FOOTHILL BOULEVARD AND SAN GABRIEL AVENUE
(AMENDMENT NO. GPA -88-3)
THE CITY COUNCIL OF THE CITY OF AZUSA, CALIFORNIA,
DOES RESOLVE AS FOLLOWS:
SECTION 1. The City Council of the City of Azusa
does hereby find, determine and declare that:
A. The General Plan Amendment which is the
subject of this resolution has been duly applied for by
Coastfed Properties.
B. The subject property is located at the
Northwest corner of Foothill Boulevard and San Gabriel
Avenue, City of Azusa, County of Los Angeles as shown on the
map on file with the City Clerk.
C. The application for the General Plan Amendment
was duly noticed and notice of public hearings thereon were
duly given and published in accordance with applicable law.
D. Public hearings thereon were duly held by the
Planning Commission of the City of Azusa on October 5, 1988,
and by the City Council of the City of Azusa on October 24,
1988.
E. There is in effect a duly adopted General Plan
for the City of Azusa which includes the zoning of a
particular area known as the Central Business District; this
General Plan Amendment for the Coastfed development project
will benefit the area because:
1. The general Plan Amendment would change the
long-term use of this property from commercial to
residential use.
2. The introduction of quality residential
development in close proximity to the commercial
focus is often helpful to the economic health of
the area.
3. The change in land use patterns from
commercial to residential will likely provide
quality housing and help to stimulate business
activity in the remaining commercial area.
4. Therefore, the benefits to the general welfare
cited above justify amending the General Plan of
the City of Azusa.
F. The amendment approved by this resolution is
internally consistent with the other elements of the General
Plan.

SECTION 2. The City Council of the City of Azusa
does hereby amend the General Plan of the City of Azusa by
changing the land use designation for the property located
at the Northwest corner of Foothill Boulevard and San
Gabriel Avenue from Central Business District (CBD) to High
Density Residential (HDR).
SECTION 3. The zone element of the General Plan of
the City of Azusa shall be endorsed by the Director of
Planning and Community Development to show the amendment
adopted by this Resolution.
SECTION 4. The City Clerk shall certify to the
adoption of this Resolution and shall mail by first class,
prepaid, United States mail a certified copy of this
Resolution to applicant to such address as is shown in its
respective application.
PASSED, APPROVED AND ADOPTED this 24th day of
Octobev 1988

I HEREBY CERTIFY that the foregoing Resolution was
duly adopted by the City Council of the City of Azusa, at a
regular meeting thereof, held on the 24th day of October
1988, by the following vote of the Council:
