HomeMy WebLinkAboutResolution No. 94-C500 RESOLUTION NO. 94_C50 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF AZUSA APPROVING A DENSITY BONUS IN CONNECTION WITH VARIANCE NO. V-93-15 WHEREAS, the Planning Commission adopted Resolution No. 93-70 recommending that the City Council deny a density bonus for property located at 625 North Cerritos Avenue in connection with Variance No. V-93-15, and WHEREAS, the City Council has reviewed the requested density bonus at a duly noticed public hearing held on January 18, 1994, and continued to February 7, 1994, and WHEREAS, the Land Use Element of the Azusa General Plan permits the City Council to grant a bonus density of up to 50% above the maximum density allowed for each land use designation for certain projects if the project helps to meet housing needs identified as important for the housing stock of Azusa in the Housing Element of the Azusa General Plan, and WHEREAS, the requested density bonus would result in an increased density less than 50% above the maximum density permitted by the High Density land use designation contained within the Land Use Element of the Azusa General Plan, and WHEREAS, the requested density bonus would serve a public purpose by providing two additional senior citizen dwelling units, for which there is a need identified by the Housing Element of the Azusa General Plan. NOW THEREFORE, the City Council of the City of Azusa does hereby resolve as follows: SECTION 1. A density bonus to allow two (2) additional dwelling units above the maximum land use density permitted by the High Density residential land use designation is hereby granted for property located at 625 North Cerritos Avenue, to result in a total of fourteen (14) dwelling units on this property, with the stipulation that the two (2) additional subject units shall be rented to senior citizens 55 years of age or older in perpetuity and that all conditions of approval of Variance No. V-93-15 shall be met at all times. SECTION 2. Pursuant to the State CEQA guidelines, a negative declaration, a copy of which is attached hereto as Exhibit A, has been prepared and reviewed, finding that the proposed project could not have a significant effect on the environment. The City Council hereby certifies said negative declaration, with the proviso that the mitigation measures, if any, recommended in the initial study, be implemented. SECTION 3. The City Clerk shall certify to the adoption of this resolution.
