RESOLUTION NO. -14-C64
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
AZUSA FINDING THAT THE PUBLIC INTEREST AND
NECESSITY REQUIRE THE SALE OF SURPLUS PROPERTY
LOCATED AT 16706 EAST CYPRESS STREET, COVINA,
CALIFORNIA (ASSESSOR PARCEL NO. 8419-022-270)
WHEREAS, the City of Azusa ("City") owns a surplus piece of property containing
approximately 11,437 square feet, generally located at 16706 East Cypress Street, Covina, California
91722-2426; and
WHEREAS, California Government Code Section 37421 provides that when the
legislative body of a city finds that the public interest and convenience require the sale of public
buildings and sites dedicated to public use, it may adopt a resolution of its finding and intention to
sell such property; and
WHEREAS, the City declared its intent to sell this surplus piece of property, fix a
time for the hearing of any protests to the sale and fix the time for final action in a resolution adopted
on July 26, 2004;
WHEREAS, on September 7, 2004, the City Council, at a hearing duly noticed in
accordance with California Government Code, Section 37425, considered any protests to the City's
intent to sell the property and voted to proceed with the sale at such time as an offer that is
acceptable to the City Council is received; and
WHEREAS, all other legal prerequisites to the adoption of this Resolution have
occurred.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF AZUSA:
SECTION 1. The City Council of the City of Azusa hereby finds that the City
Council has considered any written protests concerning the sale of the surplus property generally
located at 16706 East Cypress Street, Azusa, California 91722 (Assessor Parcel No. 8419-022-270,
more particularly described in Exhibit "A" attached hereto and made a part of this resolution. The
City Council hereby determines that the public convenience and necessity require the sale of the
surplus property at such time as an offer is received that is acceptable to the City Council. This
determination is based upon the following:
1. The surplus property includes a residential single family structure on a lot of
about 11.437 square feet, that is located in a residential neighborhood outside
of the City of Azusa, and is not in the City's long range plans for use.

1 SECTION 2. The City Council hereby finds and determines that it can be seen with
2 certainty that there is no possibility that selling this surplus piece of property will have a significant
adverse effect on the environment. Thus, the adoption of this resolution is exempt from the
3 requirements of the California Environmental Quality Act (CEQA) pursuant to Section 15061(b)(3)
of the CEQA Guidelines. Staff is directed to file a Notice of Exemption with the County Clerk's
4 Office within five (5) working days of adoption.

SECTION 3. Effective Date. This Resolution shall become effective upon its
6 adoption.
