HomeMy WebLinkAboutResolution No. 96-C1640 0 RESOLUTION NO. 96-C164 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF AZUSA APPROVING CONDITIONAL USE PERMIT NO. C-96-4 WHEREAS, an application was received from the Johnny Johnson Trust and General Development Incorporated for a conditional use permit to allow the construction of a 5 -unit single family home project to be constructed as detached condominiums on property located at 455 West Sierra Madre Avenue (Conditional Use permit No. C-96-4), and WHEREAS, the Planning Commission considered this request in a duly noticed public hearing on August 28, 1996, and has carefully considered all pertinent evidence and testimony, and WHEREAS, the Planning Commission adopted Resolution No. 96-22 recommending to the City Council that this conditional use permit be approved, and WHEREAS, the City Council has held a duly noticed public hearing on October 7, 1996, and WHEREAS, the City Council of the City of Azusa carefully considered all the pertinent evidence and testimony regarding Conditional Use Permit No. C-96-4, NOW THEREFORE, the City Council of the City of Azusa does hereby resolve as follows: SECTION 1. This proposal for a five -unit single-family home project incorporates a design which takes surrounding land use characteristics into consideration. Additionally, it helps add to the variety of the existing housing stock and increases opportunities for home ownership. As such, this type of development would be consistent with the proposed General Plan Residential land use goals which promote increasing the variety of housing stock available while considering surrounding land use attributes, and which encourage home ownership. SECTION 2. The use of this parcel for residential purposes will not affect the comfort of the nearby residents who live in similar density housing. The improvement of this land from its currently vacant state will not affect how others utilize their properties or create any danger to the public health or safety. SECTION 3. Each lot on this site will provide adequate area for the 5 homes proposed, as well as the appropriate amenities. The site is adequately served by the private access road originally constructed to serve the Van Daele Azusa Greens project. The addition of five units in the vicinity should not significantly affect the volume of traffic the access road carries. SECTION 4. Conditional Use Permit No. C-96-4 is hereby approved, subject to the conditions of approval listed in the attached Exhibit 'A'. SECTION 5.
