A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF AZUSA APPROVING
CONDITIONAL USE PERMIT NO. C-96-5
WHEREAS,an application was received from the Eugene Moses,
Ray L. Corcoran and General Development Incorporated for a
conditional use permit to allow the construction of a 30 -unit
single family home project to be constructed as detached
condominiums on property located at 1755 North San Gabriel Canyon
Roads (Conditional Use permit No. C-96-5), and
WHEREAS, the Planning Commission considered this request in a
duly noticed public hearing on August 28, 1996, and has carefully
considered all pertinent evidence and testimony, and
WHEREAS, the Planning Commission adopted Resolution No. 96-27
recommending to the City Council that this conditional use permit
be approved, and
WHEREAS, the City Council has held a duly noticed public
hearing on October 7, 1996, and
WHEREAS, the City Council of the City of Azusa carefully
considered all the pertinent evidence and testimony regarding
Conditional Use Permit No. C-96-5,
NOW THEREFORE, the City Council of the City of Azusa does
hereby resolve as follows:
SECTION 1. The Land Use Element of the Azusa General Plan
states that one of the City's primary community -wide land use goals
is to "provide an orderly, functional and compatible land use
pattern to guide the future growth and development of Azusa and its
planning area." The establishment of this single-family housing
project would result in a land use pattern which is more compatible
with its surroundings than the current uses of the site.
SECTION 2. The development of this property with single-
family homes would add to the desirability of this area as a
residential neighborhood by providing more ownership opportunities
and a detached housing product, thereby increasing the valuation of
nearby properties. The addition of these houses should blend in
with the adjoining neighborhood and would therefore not have any
adverse effects on or constitute a danger to the area's residents
or their general welfare.
SECTION 3. There is adequate area on the site to provide
for the improvements normally required for a single-family project
in Azusa. The recommended improvements regarding street width,
landscaped setbacks and walkways are able to be located within the
constraints of the subject property. San Gabriel Canyon Road,
which serves this site, has adequate capacity to handle the traffic
generated by this project.
SECTION 4. Conditional Use Permit No. C-96-5 is hereby
approved, subject to the conditions of approval listed in the
attached Exhibit 'A'.
SECTION 5. The City Clerk shall certify to the adoption of
this resolution.
