BUTZLAFF, ICMA-CM, CITY MANAGER FROM: DANIEL BOBADILLA, P.E., DIRECTOR OF PUBLIC WORKS/CITY ENGINEER DATE: MAY 1, 2017 SUBJECT: APPROVAL OF FINAL TRACT MAP NO. 74376 FOR A 30-UNIT TOWNHOME PROJECT LOCATED AT 803-809 N DALTON AVENUE SUMMARY: On October 12, 2016, the Planning Commission approved a tentative tract map for a 30-unit townhome project located at 803-809 N Dalton Avenue. The proposed action will approve Final Tract Map 74376. RECOMMENDATION: Staff recommends that the City Council take the following actions: 1) Find that this project complies with the General Plan and is consistent with the approved tentative tract map and any amendments thereto; and 2) Find that this project is in compliance with the provisions of the Subdivision Map Act; and 3) Approve Final Tract Map 74376; and 4) Authorize the City Clerk and City Treasurer to endorse the certificates on the face of the map, which embodies the approval of Final Tract Map 74376. DISCUSSION: The Planning Commission approved a tentative tract map on October 12, 2016. The project consists of 30 townhome units located at 803-809 N Dalton Avenue. There will be a total of six buildings with four to six units per building. Each proposed townhome unit features two to three bedrooms and attached 2- car garages. The total living area ranges from 1,330 square feet to 1,834 square feet. APPROVED CITY COUNCIL 5/1/2017 Final Tract Map 74376 May 1, 2017 Page 2 The architectural design of the project is a Spanish Colonial style similar to th e surrounding neighborhood. The design also complements the existing Target Store and Azusa Intermodal Transit Center. The final tract map has been approved by the County of Los Angeles Department of Public Works and certified by the Director of Public Works/City Engineer for conformance with the Subdivision Map Act, City Ordinances, and the approved tentative tract map.
