SUBJECT: APPROVAL OF FINAL TRACT MAP NO. 73418 FOR A 70-UNIT TOWNHOME
PROJECT AT 475 EAST ARROW HIGHWAY
SUMMARY:
On May 27, 2015, the Planning Commission approved a tentative tract map for a 70-unit townhome
project located at 475 East Arrow Highway. Each proposed townhome unit features 2 to 4 bedrooms, 2.5
to 3.5 bathrooms, and an attached 2-car garage. The proposed action will approve Final Tract Map
73418.
RECOMMENDATION:
Staff recommends that the City Council take the following actions:
1) Find that this project complies with the General Plan and is consistent with the approved
tentative tract map and any amendments thereto; and
2) Find that this project is in compliance with the provisions of the Subdivision Map Act; and
3) Approve Final Tract Map 73418; and
4) Authorize the City Clerk and City Treasurer to endorse the certificates on the face of the map,
which embodies the approval of Final Tract Map 73418.
DISCUSSION:
The Planning Commission approved a tentative tract map on May 27, 2015. The project consists of 70
townhome multi-family units located at 475 East Arrow Highway. There will be a total of 12 buildings
with four to six homes per building. The 70 townhome units are all similar in size and layout. Each
proposed townhome unit features 2 to 4 bedrooms, 2.5 to 3.5 bathrooms, and an attached 2-car garage.
The total living area for all units ranges from 1,305 square feet to 1,895 square feet.

The architectural design of the project is a Contemporary Spanish style with smooth stucco siding and
Tucson Blend tile roof. The building design elements include arched porches and decorative windows
with wrought iron accent. Additional architectural details include window trim, exposed rafter tails at
roof edges and beneath the pop-out areas above the garages, and wood entrance doors on the front
elevation of each unit.
The final tract map has been approved by the County of Los Angeles Department of Public Works and
certified by the Director of Public Works/City Engineer for conformance with the Subdivision Map Act,
City Ordinances, and the approved tentative tract map.
FISCAL IMPACT:
There is no fiscal impact associated with the recommended actions.
