BUTZLAFF, ICMA-CM, CITY MANAGER FROM: DANIEL BOBADILLA, P.E., DIRECTOR OF PUBLIC WORKS/CITY ENGINEER DATE: JANUARY 5, 2016 SUBJECT: APPROVAL OF FINAL TRACT MAP NO. 72922 FOR A SIX-UNIT RESIDENTIAL PROJECT AT THE NORTHWEST CORNER OF AZUSA AVENUE AND SECOND STREET SUMMARY: On October 29, 2014, the Planning Commission approved a tentative tract map for a six-unit residential project located at the northwest corner of Azusa Avenue and Second Street. The proposed action will approve Final Tract Map 72922. RECOMMENDATION: Staff recommends that the City Council take the following actions: 1)Find that this project complies with the General Plan and is consistent with the approved tentative tract map and any amendments thereto; and 2)Approve and authorize the City Manager to execute the Agreement for Completion of Public Improvements for Tract 72922; and 3) Find that this project is in compliance with the provisions of the Subdivision Map Act; and 4) Approve Final Tract Map 72922; and 5)Authorize the City Clerk and City Treasurer to endorse the certificates on the face of the map, which embodies the approval of Final Tract Map 72922. DISCUSSION: The Planning Commission approved a tentative tract map on October 29, 2014 by Golden Homes LLC, a California Limited Liability Company. The project consists of six 3-story townhome units located at APPROVED COUNCIL MEETING 1/5/2016 Final Tract Map 72922 January 5, 2016 Page 2 the northwest corner of Azusa Avenue and Second Street. The six townhome units are all similar in size and layout. Each unit features three bedrooms and two bathrooms, a covered patio on the first and second floors, and an attached 438 square foot two-car garage. The total living area for each unit is approximately 1,786 square feet. The final tract map has been approved by the County of Los Angeles Department of Public Works and certified by the Director of Public Works/City Engineer for conformance with the Subdivision Map Act, City Ordinances, and the approved tentative tract map. Attached is an Agreement for Completion of Public Improvements for Tract 72922 to construct the required public improvements, including new sidewalk, curb ramps, and landscape improvements. As part of this agreement, there is a Performance Bond in the amount of $29,979.24 and a Labor and Material Bond also in the amount of $29,979.24.
