AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF AZUSA CHANGING THE ZONING OF
PROPERTY LOCATED AT 708-728 NORTH DALTON
AVENUE FROM CF TO R2 AND THE PROPERTY
LOCATED AT 303-325 EAST FOOTHILL
BOULEVARD FROM CF TO C2, AND AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF AZUSA
TO REFLECT SUCH ZONING CHANGES (ZONE
CHANGE NO. 7.-90-3)
THE CITY COUNCIL OF THE CITY OF AZUSA DOES ORDAIN
AS FOLLOWS:
SECTION 1. The City Council of the City of Azusa
does hereby find, determine and declare that:
A. An application has been filed by the City of
Azusa (hereinafter "Applicant") for a change of
zone from CF to R2 for the real property described
as 708-728 North Dalton Avenue, Azusa, and from CF
to C2 for the real property described as 303-325
East Foothill Boulevard. The legal description of
the subject property is attached hereto as Exhibit
A, and incorporated herein by reference, as though
set forth in full.
B. The Planning Commission held a duly noticed
public hearing on December 12, 1990 and, after
fully considering all oral and written testimony
and facts and opinions offered at the aforesaid
public hearing, adopted Resolution No. 90-102,
recommending to the City Council the adoption of
this ordinance changing the zones for the Subject
Property.
C. The City Council held a duly noticed public
hearing on February 19, 1991 concerning this
ordinance and fully and carefully considered all
oral and written testimony and all facts and
opinions offered at the aforesaid public hearing
prior to adopting this ordinance.
D. The requested zone change is necessary and
desirable for the development of the Community in
harmony with the objectives of the General Plan and
Title 19, Zoning, of the Azusa Municipal Code and
is in the interest of the furtherence of the public
health, safety and general welfare.
E. The requested zone change will be compatible
with and complementary to existing conditions and
adjoining property in the surrounding area.
F. The Subject Property is adequate in size to
accomodate the uses permitted in the zone requested
and all applicable property development standards
can be complied with.

G. The Subject Property properly relates to
streets and highways designated and fully improved
to carry the type and quantity of traffic that is
expected to be generated in the area and utilities
exist or are planned which will adequately serve
the Subject Property as rezoned.
H. There are changed conditions since the
existing zoning became effective that warrant
different or additional zoning.
I. The proposed zone change is consistent with
and in conformance with the General Plan of the
City of Azusa and each of the elements thereof.
J. In taking this action, the City Council has
considered the effects of the decision on the
housing needs of the region in which the City is
located and balanced those needs against the public
service needs of the City residents and available
fiscal and environmental resources.
SECTION 2 . Based on the findings set forth
above, the City Council of the City of Azusa hereby amends
the Official Zoning Map of the City of Azusa, as described
in Section 19.06.040 of the Azusa Municipal Code, by
changing the zones of the Subject Property as follows: The
property at 708-728 North Dalton Avenue shall be changed
from CF to R2, and the Property at 303-325 East Foothill
Boulevard shall be changed from CF to C2 . The Director of
Community Development is hereby ordered to physically change
the Official Zoning Map to reflect the zone change approved
by this ordinance.
SECTION 3 . The City Clerk shall certify to the
passage of this ordinance and shall cause the same to be
published as required by law.
PASSED AND APPROVED this 18th day of March
1991.

I, ADOLPH SOLIS, City Clerk of the City of Azusa,
do hereby certify that the foregoing Ordinance No. 91-01
was regularly introduced and placed upon its first reading
at a regular meeting of the City Council on the 4th day of
March , 1991. That thereafter, said Ordinance was
duly adopted and passed at a regular meeting of the City
Council on the 18th day of March , 1991, by the
following vote, to wit:
