AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF AZUSA
AMENDING THE CITY ZONING MAP TO REFLECT THE
RECLASSIFICATION OF PROPERTY LOCATED AT 1901 NORTH SAN
GABRIEL CANYON ROAD FROM W TO R3a AND CERTIFYING THE
NEGATIVE DECLARATION FOR SAID PROJECT.
THE CITY COUNCIL OF THE CITY OF AZUSA DOES HEREBY ORDAIN
AS FOLLOWS:
SECTION 1. The City Council of the City of Azusa
determines and declares as follows:
A. The Planning Commission for the City of Azusa held
a duly noticed public hearing on August 10, 1994, and,
after fully considering all oral and written testimony
offered at the aforementioned public hearing, adopted
Resolution No. 94-51, recommending to the City Council
the adoption of this ordinance.
B. The City Council of the City of Azusa held a duly
noticed public hearing on September 6, 1994, concerning
this ordinance and fully and carefully considered all
oral and written testimony offered therein prior to
acting on this ordinance.
C. The proposed R3a zoning the Flood Control District
parcel would be compatible with the uses allowed for the
adjacent property previously approved for this project.
This parcel is no longer needed for the flood control
purposes for which the W zone was originally imposed.
The addition of this parcel to the remainder of the site
will improve the proposed housing project by creating
more open area for each homeowner and making the project
more consistent with other single-family neighborhoods in
the vicinity.
D. The amendment to the Zoning Map as set forth in this
ordinance is consistent with and in conformance to the
General Plan of the City of Azusa, and each of the
elements thereof and furthers the intent and purpose of
Title 19, ZONING, of the Azusa Municipal Code.
E. In taking this action, the City Council has
considered the effects of its decision on the housing
needs of the region in which the City is located and
balanced those needs against the public service needs of
the city's residents and available fiscal and
environmental resources.
SECTION 2 . The Zoning Map of the City of Azusa is
hereby amended to reflect the change in zoning for the property
located at 1901 North San Gabriel Canyon Road from W to R3a.
SECTION 3. Pursuant to the State CEQA guidelines, a
negative declaration, a copy of which is attached hereto as Exhibit
A, has been prepared and reviewed, finding that the proposed
project could not have a significant effect on the environment.
The City Council hereby certifies said negative declaration, with
the proviso that the mitigation measures, if any, recommended in
the initial study, be implemented.
SECTION 4 . The City Clerk shall certify to the
passage of this ordinance and shall cause the same to be published
in compliance with Chapter 19 . 64 of the Azusa Municipal Code.

I HEREBY CERTIFY that the forgoing Ordinance No. 94-016
was subject to a first reading at a regular meeting of the City
Council of the City of Azusa on the 19th day of September
1994. That thereafter, said Ordinance was duly adopted and passed
at a regular meeting of the City Council on the 3rd day of
October , 1994, by the following vote, to wit:
