AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF AZUSA CHANGING THE ZONE OF PROPERTY
GENERALLY LOCATED AT 950 WEST SIERRA MADRE
AVENUE FROM M-1 (LIGHT MANUFACTURING) TO R-3b
(MULTI-FAMILY RESIDENTIAL) - ZONE CHANGE CASE
NO. Z-254
THE CITY COUNCIL OF THE CITY OF AZUSA DOES ORDAIN
AS FOLLOWS:
SECTION 1. The City Council of the City of Azusa
does hereby find, determine and declare that:
a. The applicant, Rainbird
Corporation/Lincoln Properties, has applied to the
City for change of zone of the subject property
from M-1 (Light Manufacturing) to R-3b (Multi-
Family Residential) . The subject property is
generally described as 950 West Sierra Madre
Avenue, within the City of Azusa and is legally
described as follows: Parcel 3 of Parcel Map No.
12981, in the City of Azusa, as per Map filed in
Book 126 pages 93 of Parcel Maps, in the office of
the County Recorder of said County and as shown on
file with the City Clerk;
b. The change in amendment to the zoning
ordinance set forth below for the subject property
was duly initiated, and notice of the public
hearing thereon was duly given and published in
accordance with the applicable law;
c. Public hearings thereon were duly held by
the Planning Commission of the City of Azusa on
September 3, 1986, and by the City Council of the
City of Azusa on October 6, 1986;
d. On September 3, 1986, Planning Commission
of the City of Azusa by Resolution No. 2373
recommended to the City Council zone change
classification proposed to be adopted for the
subject property be approved;
e. The City Council has considered all of
the information presented to it at the public
hearing held on October 6, 1986, and finds,
determines and declares that the public necessity,
convenience, general welfare and good zoning
practice require that the zone text amendment and
zone change set forth in this ordinance be made;
f. This change of zone is consistent with
the City of Azusa General Plan and each of its
elements.
g. In taking this action City Council
considered the effects of the decision on the
housing needs of the region in which the City is

located and balanced those needs against the public
service needs of the City residents and available
fiscal and environmental resources.
SECTION 2. Notwithstanding the provisions of
Section 19.06.010 of the Azusa Municipal Code and the zoning
map referred to therein, the subject property described in
this ordinance is hereby placed in the R-3b (Multi-Family
Residential) zone.
SECTION 3 . Upon the effective date of this
ordinance, the Director of Community Development shall
revise the official zoning map of the City of Azusa to
reflect the change in zone of the subject property.
SECTION 4. The City Clerk shall certify the passage
of this ordinance and shall cause the same to be published
in the manner required by law.

I, Adolph Solis, City Clerk of the City of Azusa do
hereby certify that the foregoing Ordinance No. 2330was
regularly introduced and placed upon its first reading at a
regular meeting of the City Council on the 3rd day
of November 1986. That thereafter, said Ordinance was duly
adopted and passed at a regular meeting of the City Council
on the 17th day of November , 1986, by the following
vote, to wit:
