AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF AZUSA CHANGING THE ZONE OF PROPERTY
GENERALLY LOCATED AT 620, 621, 625 AND 630
NORTH CERRITOS AVENUE FROM C2 (RESTRICTED
COMMERCIAL) TO R3C (MULTI-FAMILY RESIDENTIAL)
- ZONE CHANGE CASE NO. Z-259
THE CITY COUNCIL OF THE CITY OF AZUSA DOES ORDAIN
AS FOLLOWS:
SECTION 1. The City Council of the City of Azusa
does hereby find, determine and declare that:
A. The applicant, Mr . Michael B. Brashear, on
behalf of himself and other owners of the property,
has applied to the City for a change of zone of the
subject property from C2 ( restricted commercial) to
R3C (multi-family residential) . The subject
property is generally described as 620, 621, 625
and 630 North Cerritos Avenue, Azusa, California,
and is legally described as: Parcel 3 of Parcel
Map No. 6960 recorded in Book 77, Page 28 of Parcel
Maps of Los Angeles, County; Lot 2 and the North
half of Lot 3 of the V.M. Greever Tract recorded in
Book 18, Page 157 of Maps of Los Angeles County;
Lot 1 of the V.M. Greever Tract as recorded in
Book 18, Page 157 of Maps of Los Angeles County;
and Parcel 2 of Parcel Map. No. 6960 in the City of
Azusa as per map filed in Book 77, Page 28 of
Parcel Maps of Los Angeles County.
B. The change and amendment to the Zoning
Ordinance set forth below for the subject property
was duly initiated and notice of public hearings
thereon were duly given and published in accordance
with applicable law. Public hearings thereon were
duly held by the Planning Commission of the City of
Azusa on January 21, 1987, and by the City Council
of the City of Azusa on March 3, 1987.
C. On January 21, 1987, the Planning Commission
of the City of Azusa by Resolution No. 2421 recom-
mended to the City Council that the zone change
classification proposed to be adopted for the
subject property be approved.
D. The City Council has considered all of the
information presented to it at the public hearing
held on March 3, 1987, and hereby finds, determines
and declares that the public necessity, conve-
nience, general welfare and good zoning practice
require that the zone text amendment and zone
change set forth in this ordinance be made.
E. The City Council further finds, determines and
declares that the zone change for the subject
property is consistent with the General Plan of the
City of Azusa and each element thereof.
F. In taking this action the City Council con-
sidered the effects of the decision on the housing
needs of the region in which the City is located
and balanced those needs against the public service
needs of the City residents and available fiscal
and environmental resources.
SECTION 2. Notwithstanding the provisions of
Section 19 .06.010 of the Azusa Municipal Code and the Zoning
Map referred to therein, the subject property described in
this ordinance is hereby placed in the R3C (multi-family
residential) zone.
SECTION 3. Upon the effective date of this
ordinance, the Director of Community Development shall
revise the Official Zoning Map of the City of Azusa to
reflect the change in zone of the subject property.
SECTION 4. The City Clerk shall certify the
passage of this ordinance and shall cause the same to be
published in the manner required by law.

1987 .

I, ADOLPH SOLIS, City Clerk of the City of Azusa,
do hereby certify that the foregoing Ordinance No. 2349
was regularly introduced and placed upon its first reading
at a regular meeting of the City Council on the 16th day of
March , 1987. That thereafter, said Ordinance was
duly adopted and passed at a regular meeting of the City
Council on the 30thday of March , 1987, by the
following vote, to wit:
