AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF AZUSA PREZONING CERTAIN PREMISES
FOR THE EASTERLY ANNEXATION DISTRICT NO. 85
(ZONE CHANGE CASE Z-224, AZUSA PACIFIC
UNIVERSITY)
THE CITY COUNCIL OF THE CITY OF AZUSA DOES ORDAIN
AS FOLLOWS :
SECTION 1. The City Council of the City of Azusa
does hereby find, determine and declare that:
A. There is pending annexation proceedings for
the Easterly Annexation District No. 85
(Azusa Pacific University) ;
B. The change and amendment to the zoning ordinance
set forth below prezoning the area included in
Easterly Annexation District No. 85 was duly
initiated, that notice of public hearing thereon
was duly given and published in accordance with
applicable laws;
C. Public hearings thereon were duly held by the
Planning Commission on November 3, 1982, and
by the City Council on December 6, 1982;
D. The public necessity, convenience, and general
welfare and good zoning practice require that
the following amendment and zone change be made
conditioned upon approval of the annexation of
Easterly Annexation District No. 85 (Azusa
Pacific University) .
SECTION 2. Notwithstanding the provisions of Section
19. 06. 010 of the Azusa Municipal Code in the zoning map referred
to therein, the following described premises are hereby placed
and included in the C-2 zone upon the effective date of the
annexation described as Easterly Annexation District No. 85
(Azusa Pacific University) , to wit:
A. LEGAL DESCRIPTION
Beginning at the intersection of the westerly
line of Lot 12 of Tract No. 3472 as shown on
map filed in Book 42, pages 11 and 12 of maps,
in the Office of the Recorder of the County of
Los Angeles and a line parallel with and 450 feet
northerly of the center line of Alosta Avenue as
shown on said map, said point of intersection
also being an angle point in the boundary of the
City of Azusa as same existed on October 10, 1974;
thence S 89° 55 ' 00" W a distance of 707. 80 feet;
thence N 0° 08 ' 00" E a distance of 374. 61 feet;
thence S 89° 55 ' 00" W a distance of 137. 00 feet;
thence N 0° 10 ' 00" E a distance of 122. 70 feet;
thence N 17° 53' 00" W a distance of 209. 30 feet;
thence S 89° 48 ' 00" W a distance of 13. 40 feet;
thence N 0° 56 ' 00" W a distance of 336.60 feet;
thence S 89° 48 ' 00" W a distance of 1038.15 feet
to the center line of Citrus Avenue 80 feet wide

said point also being on the boundary line
of the City of Azusa and distant 1459.66 feet
northerly from the center line of Alosta Avenue;
thence S 0° 15 ' 00" W a distance of 439.97 feet
to the intersection of the easterly prolongation
of the southerly right-of-way line of the Little
Dalton Wash Channel; thence S 82° 43' 07" W a
distance of 932. 46 feet; thence S 0° 15 ' 08" W
a distance of 519. 93 feet to the intersection
of a curve concave to the north east having a
radius of 2210 feet; thence southeasterly along
said curve an arc length of 272. 55 feet to an
intersection with a line perpendicular to the
center line of Citrus Avenue and distant northerly
250.24 from the center line of Alosta Avenue;
' thence N 90° 03' 58" E along said line a distance
of 724. 40 feet to an intersection with the
easterly line of Citrus Avenue 80 feet wide;
thence S 0° 15' 35" W along said easterly line
a distance of 195. 48 feet to the intersection
of a curve concave to the north east having a
radius of 950 feet; thence southeasterly along
said curve an arc length of 219.60 feet, said
curve also being the northerly line of Alosta
Avenue 100 feet wide; thence N 89° 55' 00" E
along said northerly line a distance of 1713. 08
feet to an intersection with said westerly line
of said Lot 12; thence N 0° 02 ' 00" E along said
westerly line 400. 00 feet to the point of
beginning.
B. The premises are more particularly shown
on the map attached hereto as Exhibit "A. "
SECTION 3. Upon the effective date of the annexation
of Easterly Annexation District No. 85 (Azusa Pacific University)
the Director of Community Development and Planning shall revise
the official zoning map of the City of Azusa to reflect the
changes in zone of the premises described herein.
SECTION 4. The City Council does hereby find and
declare that the prezoning and change of zone for the properties
described herein will not have a substantially adverse effect
upon the environment and the Negative Declaration for said
action has been prepared in accordance with the California
Environmental Quality Act of 1970, as amended, and the State
CEQA Guidelines and is hereby approved and adopted by the City
Council.
SECTION 5. The City Clerk shall certify to the
passage of this Ordinance and shall cause the same to be pub-
lished as required by law.

adopted and passed at a regular meeting of the City Council
on the 4th day of January , 1983 , by the following vote,
to wit:
