AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF AZUSA, CALIFORNIA, AMENDING THE AZUSA
MUNICIPAL CODE TITLE 19 BY ADDING SECTIONS
19.04.615, 19.08.020(10) , 19.12.020(7) and
19.40.090 RELATING TO SECOND UNITS IN SINGLE-
FAMILY ZONES.
THE CITY COUNCIL OF THE CITY OF AZUSA DOES ORDAIN
AS FOLLOWS:
SECTION 1 . Title 19 of the Azusa Municipal Code is hereby
amended by the following sections:
"19.04.615 Second Unit. "Second Unit" means either a
detached or attached dwelling unit which provides complete,
independent living facilities for one or more persons. It
shall include permanent provisions for living, sleeping,
eating, cooking, and sanitation on the same parcel or parcels
as the primary unit is situated."
"19.08.020(10) Second Units may be permitted in accordance
with the minimum site development standards outlined in
Section 19.40.090."
"19.12.070(7) Second Units may be permitted in accordance
with minimum site development standards outlined in
Section 19.40.090. "
"19.40.090 Second Units. Second Units may be permitted in the
R-1 and R-A Zones upon approval of a Conditional Use Permit
in accordance with the procedures in Chapter 19.60, and provide
further that the following site development standards are met:
(a) Minimum lot size - the minimum lot size for the creation/
development of a second unit shall be the following:
R-la 20,000 sq.ft.
R-lb 15,000 sq.ft.
R-lc 12,000 sq.ft.
R-ld 10,000 sq.ft.
R-A 40,000 sq.ft.
(b) Minimum lot width - the minimum lot width shall be the
same as that set forth for the zone in which a second unit
is to be located.
(c) Building height limits - the maximum building height
limit shall be the same as that set forth for the zone in
which a second unit is to be located.
(d) Yard requirements - the maximum yard requirements shall
be the same as that set forth for the zone in which a second
unit is to be located except the side yards shall be ten feet
for the second unit if it is attached to the existing unit.
(e) Lot coverage - the maximum lot coverage shall be the same
as that set forth for the zone in which a second unit is to be
located.
(f) Distance between buildings - the minimum distance between
the existing unit and the second unit shall be 50 feet if not

attached. The minimum distance between other buildings
shall be the same as that set forth for the zone in which
the second unit is to be located.
(g) The foregoing shall in no way restrict nor modify
the provisions for Deep Lots, and Sections 19.08.080
through 19.08.170 shall continue to apply."
SECTION 2. The City Clerk shall certify to the passage of
this Ordinance and shall cause the same to be published as required by law.

certify that the foregoing Ordinance No. 2181 was regularly introduced and
placed upon its first reading at a regular meeting of the City Council on the
6th day of June, 1983 That, thereafter, said Ordinance was duly
adopted and passed at a regular meeting of the City Council on the 20th day of
June, 1983 , by the following vote to wit:
