AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF AZUSA, CALIFORNIA, APPROVING AND ADOPTING
AMENDMENT NUMBER IV TO THE REDEVELOPMENT
PLAN FOR THE AZUSA CENTRAL BUSINESS DISTRICT
REDEVELOPMENT PROJECT AREA.
BE IT ORDAINED by the City Council of the City of Azusa, California, as follows:
SECTION 1. The Redevelopment Agency of the City of Azusa ("Agency") has
prepared and approved an Amendment No. IV to the Redevelopment Plan for the Azusa
Central Business District Redevelopment Project ("Amendment") and has recommended that
the City Council approve and adopt said Amendment.
SECTION 2. The Agency has submitted the Amendment No. N and its report
thereon to the City Council.
SECTION 3. A Joint Public Hearing has been duly noticed and held by the Agency
and the City Council, as required by law, all objections have been heard and passed upon by
this City Council, the Agency and the Council have received written and oral testimony
concerning the Amendment No. IV, and have duly considered all such testimony and the
aforesaid reports and recommendations, and all proceedings with respect to said Amendment
No. IV have been duly conducted and completed as provided by law.
SECTION 4. The Amendment No. IV to the Redevelopment Plan for the Azusa
Central Business District Redevelopment Project attached hereto as EXHIBIT A to this
Ordinance is hereby approved, adopted and designated as the Official Amendment No. N to
the Redevelopment Plan for the Azusa Central Business District Redevelopment Project,
and is hereby incorporated herein by reference.
SECTION 5. The City Council of the City of Azusa hereby finds and determines
that:
(a) The Amendment No. N to the Redevelopment Plan for the Azusa Central
Business District Redevelopment Project will assist the redevelopment project area in
conformity with the Community Redevelopment Law of the State of California and in the
interests of the public peace, health, safety, and welfare.
(b) The Amendment No. IV to the Redevelopment Plan for the Azusa Central
Business District Redevelopment Project will make the project more economically sound and
feasible.
SECTION 6. Upon the filing of this Ordinance adopting the Amendment No. N to
the Redevelopment Plan for the Azusa Central Business District Redevelopment Project
with the City Clerk, the City Clerk shall send a certified copy of this Ordinance to the
Redevelopment Agency of the City of Azusa and said Agency is vested with the
responsibility for carrying out the Plan Amendment.
SECTION 7. The City Clerk is hereby directed to record with the County
Recorder of Los Angeles a description of the land to be deannexed from the Azusa Central
Business District Redevelopment Project Area and a statement that proceedings for
amending the Azusa Central Business District Redevelopment Project Area have been
instituted under the Community Redevelopment Law of the State of California. Additional
recordation of documents may be effected pursuant to Section 27295 of the Government
Code of the State of California.
SECTION 8. The City Clerk is hereby directed to transmit a copy of the
description and statement recorded pursuant to Section 33457 of the Health and Safety Code
of the State of California, a copy of this Ordinance, and a map or a plat indicating the area
to be deannexed from the Azusa Central Business District Redevelopment Project Area, to
the Auditor and Tax Assessor of the County of Los Angeles; to the officer or officers
performing the functions of Auditor or Assessor for any taxing agencies which, in levying or
collecting its taxes, do not use the County Assessment Roll or do not collect its taxes
through the County; to the governing bodies of each of the taxing agencies which levies
taxes upon any property in the Azusa Central Business District Redevelopment Project
Area; and to the State Board of Equalization. Such documents shall be transmitted as
promptly as practicable following the adoption of this Ordinance, but in any event such
documents shall be transmitted within 30 days following the adoption of the Amendment No.
IV to the Redevelopment Plan for the Azusa Central Business District Redevelopment
Project.
SECTION 9. The City Clerk shall certify to the passage and adoption of this
Ordinance, causing it to be published as required by law, and it shall thereupon be in full
force and effect thirty days after the date of its final reading.

AMENDMENT NO. IV TO THE REDEVELOPMENT PLAN
FOR THE
AZUSA CENTRAL BUSINESS DISTRICT REDEVELOPMENT PROJECT
The Redevelopment Plan for the Azusa Central Business District Redevelopment Project is
hereby amended as hereinafter set forth:
AMENDMENT NO. 1
Section 200, Project Area Boundary, is hereby amended by excluding Area 15 from the
Azusa Central Business District Redevelopment Project Area, which was annexed to the
Azusa Central Business District Redevelopment Project Area as part of Amendment No. II
to the Redevelopment Plan on July 20, 1981. The legal description and boundary map for
Area 15 are attached hereto and incorporated herein as Exhibit "A" and Exhibit "B",
respectively.
AMENDMENT NO. 2
The Redevelopment Plan Map adopted on September 18, 1978, by Ordinance No. 2062,
amended on July 2, 1979, by Ordinance No. 2077, amended on July 20, 1981, by Ordinance
2113, and amended on November 28, 1983, by Ordinance No. 2197 is hereby deleted, and the
Redevelopment Plan Map attached hereto and incorporated herein as Exhibit "C" is hereby
substituted in lieu thereof.

EXHIBIT "A"
The following is a legal description of the former Miller Brewery Property
in the City of Azusa, California:
AREA 15
That portion of Lot 42 , 54 and 55 of Subdivision No. 2 Azusa Land
and Water Company in the City of Azusa , County of Los Angeles,
State of California , as per map recorded in Book 43 , Page 94 of
Maps in the Office of the County Recorder of said County described
as follows:
Beginning at the northwest corner of the intersection of the west-
erly right-of-way line of Vernon Avenue (65 feet wide) and the
northerly right-of-way line of 8th Street (30 feet wide) ; thence
westerly along the northerly right-of-way line of 8th Street 963
feet more or less to a point, said point being the intersection
of the northerly right-of-way line of 8th Street and the easterly
right-of-way line of Georgia Place (30 feet wide) ; thence northerly
along said easterly right-of-way line of Georgia Place 35 . 64 feet
to the southerly lot line of Lot 55 of Subdivision No. 2 Azusa Land
and Water Company; thence westerly 1246. 29 feet more or less along
the southerly lot lines of Lots 42 ,and 55 of Subdivision No. 2
Azusa Land and Water Company, to a point, said point being on the
easterly right-of-way line of Loren Avenue (60 feet wide) ; thence
northerly along said easterly right-of-way line of Loren Avenue 60 feet;
thence easterly 263 . 40 feet along a line parallel to and 60 feet from
the northerly line of Lot 2 of Tract No. 14072 in the City of Azusa,
as shown on a map recorded in Book 282 , Pages 20-21 of Maps in
the Office of the Los Angeles County Recorder; thence due north
1000 feet more or less to a point, said point being on the southerly
right-of-way line of the Southern Pacific Transportation Company
right-of-way (100 feet wide) ; thence southeasterly along said
southerly right-of-way line to its intersection with the westerly
right-of-way line of Vernon Avenue (65 feet wide) ; thence southerly
along said westerly right-of-way line through all its various
courses to the Point of Beginning.
