AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF AZUSA AMENDING THE AZUSA MUNICIPAL
CODE TO REZONE CERTAIN PROPERTY. (Rodeffer
Industries , Inc.)
The City Council of the City of Azusa does ordain as
follows :
SECTION 1. The Azusa Municipal Code is hereby amended
by the addition thereto of a new Section 9207 .43 which shall
read as follows :
"Section 9207 .43. Zone Changes. Notwithstanding
the provisions of Section 9207 and the Zoning Map
referred to therein, the following described premises
are hereby placed and included in zones as follows :
In the R-3 Multiple Family Residential Zone:
Those portions of Lots 39 , 40 and 57, of Subdivision
No. 2, Azusa Land and Water Co. , as per map recorded
in Book 43, Page 94 of Miscellaneous Records of Los
Angeles County described as follows :
Commencing at the northwesterly corner of Tract No.
20971 as per map recorded in Book 593, pages 65, 66
and 67 of Maps , Records of said County; thence North
69° 57' West, 335.00 feet ; thence South 09° 53' West ,
1106.00 feet; thence South 67° 19' West, 726.00 feet ;
thence South 50° 10' West, 1179.00 feet; thence North
71° 42' West, 2038 feet, more or less , to a point in
the westerly line of said Lot 40, distant thereon 35.00
feet southerly from the northwesterly corner thereof
which point is the true point of beginning; thence northerly
along the westerly lines of said Lots 40 and 39 , to a
point in a line parallel with and distant 280.00 feet
northeasterly, measured at right angles , from said course
described above as having a bearing of North 71° 42'
and a length of 2038 feet, and the northwesterly pro-
longation thereof; thence southeasterly along said parallel
line, 2315.00 feet, more or less , to a point in that
certain course, described above as having a bearing of
South 50° 10' West, and a length of 1179.00 feet; thence
South 50° 10' West, along said course, 329. 69 feet to
the southwesterly terminus thereof; thence North 71° 42'
West , 2038.00 feet, more or less , to the point of beginning.
EXCEPT the following described portion thereof:
Beginning at the northwesterly terminus of that certain
course described above as having a bearing of North
71° 42' West, and a length of 2038.00 feet; then northerly
along the westerly lines of said Lots 40 and 39 , to a
point in a line parallel with and distant 280.00 feet
northwesterly, measured at right angles , from said course,
and the northwesterly prolongation thereof; thence south-
easterly along said parallel line, 350.00 feet; thence
southwesterly along a line at right angles to said
parallel line a distance of 280.00 feet to a point
in the first-mentioned course having a bearing of
North 71° 42' West, then northwesterly along said
course 258.07 feet to the point of beginning.
ALSO those portions of Lots 56, 57 and 65 of said
Subdivision No. 2, Azusa Land and Water Co. , described
as follows :
Commencing at the southwesterly corner of Lot 40 of
said Subdivision No. 2 ; thence East along the southerly
line of said Lot 40, 155.00 feet; thence South 26° 06'
East, 568.00 feet ; thence South 73° 47' East, 573.00
feet; thence South 200.00 feet, more or less , to a point
in the westerly prolongation of the centerline of
Eleventh Street, as shown on map of Azusa Heights Tract,
as per map recorded in Book 11, Page 49 of Maps , records
of said County; thence easterly along said prolongation
710.00 feet to the true point of beginning; thence
North 320.00 feet; thence East, 465.00 feet; thence
North 17° 05' East, 1140.00 feet, more or less , to a
point in a line parallel with and distant 400.00 feet
southeasterly, measured at right angles , from that
certain course hereinbefore mentioned as having a
bearing of South 50° 10' West, and a length of 1179.00
feet; thence North 50° 10' East, along said parallel
line, 760.00 feet, more or less , to a point in a line
parallel with and distant 400.00 feet southeasterly,
measured at right angles , from that certain course
hereinbefore mentioned as having a bearing of South 67°
19' West , and a length of 726.00 feet; thence North 67° 19'
East , along said parallel line, 740.00 feet, more or less,
to a point in the westerly prolongation of the southerly
line of Tract No. 20971, hereinbefore mentioned; thence
Easterly along said prolongation 280.00 feet, more or less ,
to the southwesterly corner of said Tract No. 20971;
thence easterly along the southerly line of said Tract No.
20971, 691.45 feet to the westerly line of Tract No. 627,
as per map recorded in Book 15, Page 105 of Maps, records
of said County; thence southerly along said westerly
line, 114.69 feet to the westerly prolongation of the
centerline of that portion of Sierra Madre Avenue extending
easterly from San Gabriel Canyon Road; thence westerly
along said prolongation, 100 .00 feet to the beginning
of a tangent curve, concave southerly and having a radius
of 700.00 feet ; thence southwesterly along said curve
through a central angle of 300 24' , an arc distance of
371.40 feet; thence South 58° 47' West, and tangent to
said curve, 1415.00 feet to the beginning of a tangent
curve, concave southeasterly and having a radius of 700.00
feet; thence southwesterly along said curve through a
central angle of 590 36' , an arc distance of 728. 15 feet
to a point of tangency in the easterly line of said Lot 56;
thence southerly along said easterly line, 675.00 feet,
more or less , to a point in the centerline of Eleventh
Street hereinbefore mentioned; thence westerly along the
westerly prolongation of said centerline 995.00 feet, more
or less to the point of beginning.

EXCEPT the following described portion thereof:
Beginning at the northeast corner of said Lot 65, which corner
is in the westerly line of said Tract No. 627; thence southerly
along said westerly line 99.69 feet to said westerly prolongation
of the future centerline of Sierra Madre Avenue aforesaid; thence
westerly along said prolongation 100 feet to the beginning of
said tangent curve concave southerly and having a radius of 700
feet; thence southwesterly along said curve through a central
angle of 220 25' 16" an arc distance of 273.93 feet; thence S
66u 45' 44" W and tangent to said curve 77.11 feet; thence N
230 14' 16" W 208.61 feet to the southerly line of said tract
No. 20971; thence easterly along said southerly line to the
point of beginning.
In the R-GA Garden Apartment Residential Zone:
That portion of Lot 65 of said Subdivision No. 2, Azusa Land
and Water Co., described as follows:
Beginning at the northeast corner of said Lot 65, which corner is
in the westerly line of said Tract No. 627; thence southerly along
said westerly line 99.69 feet to said westerly prolongation of
the future centerline of Sierra Madre Avenue aforesaid; thence
southwesterly along said curve through a central angle of 220
25' 16", an arc distance of 273.93 feet; thence S 660 45' 44" W
and tangent to said curve 77.11 feet; thence N 23° 14"16" W
208.61 feet to the southerly line of said Tract No. 20971; thence
easterly along said southerly line to the point of beginning.
SECTION 2. The City Clerk shall certify to the passage of
this ordinance and shall publish the same as required by law.

I, JAMES MILLER, City Clerk of the City of Azusa, do hereby
certify that the foregoing Ordinance No. 770 was regularly introduced
and placed upon its first reading at a regular meeting of the City Council
on the 4th day of November , 1963. That, thereafter, said ordi-
nance was duly adopted and passed at a regular meeting of the City Council
on the 18th day of November , 1963, by the following vote, to-wit:
