AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
AZUSA ADDING CERTAIN PROVISIONS TO THE ZONING
CHAPTER OF THE AZUSA MUNICIPAL CODE CREATING A
NEW GARDEN APARTMENT ZONE.
The City Council of the City of Azusa does ordain as follows:
SECTION 1. The City Council does hereby find, determine and
declare that the following amendment of the zoning ordinance has been
duly initiated, that notice of hearing thereon has been duly given and
published, that public hearings thereon were duly held by the Planning
Commission and by the City Council and that the public convenience and
necessity and the general welfare require that the following amendment
be made.
SECTION 2. The Azusa Municipal Code is hereby amended by
the addition thereto of new Sections 9217 to 9217.80, inclusive, reading
respectively as follows:
"SECTION 9217. R-GA GARDEN APARTMENT RESIDENTIAL ZONE.
The R-GA Garden Apartment Residential Zone is intended as
an exclusive zone for low density !Garden Apartments ► in areas
that are not suitable for R-1 development and not applicable to
high-density multi-family zoning; but is intended to provide
for uses compatible with either. Every building and premises or
land in R-GA Zone shall be used or occupied and every building
shall be erected, constructed, established, altered, enlarged,
maintained, moved into and within said R-GA Zone exclusively and
only in accordance with the following regulations.
SECTION 9217.10. USES PERMITTED.
The following uses are permitted:
(a) Multi-family resident buildings or groups of buildings
containing not more than six dwelling units in any one structure,
which dwelling units (or apartments) shall contain a minimum gross
floor area of 850 square feet in the case of !Bachelor! units;
900 square feet in the case of single bedroom units; and 1100
square feet in the case of units of two or more bedrooms. Said
floor area shall be exclusive of open porches and garages. Said
units are to be used either as rental property or as resident-
owned units and grouped together for the residents convenience
and enjoyment of attractively landscaped open spaces and commonly
used facilities provided for recreation, social or cultural activities.
No existing structure on a lot zoned R-GA shall be used as Garden
Apartment units unless it complies with all requirements of the
R-GA Zone .
SECTION 9217.20. BUILDING HEIGHT LIMITS.
The maximum building height shall be one story and not exceed-
ing 16 feet except as otherwise provided in Section 9230.20.
SECTION 9217.30. MINIMUM LOT SIZE.
Every lot shall have a minimum street frontage of 100 feet
and a minimum area of 35,000 square feet.
SECTION 9217.40. MINIMUM LOT AREA PER DWELLING UNIT.
The minimum lot area per dwelling unit shall be 3500 square
feet.

SECTION 9217.50. YARDS.
There shall be established and maintained:
(a) A front yard having a depth of not less than 25 feet.
(b) A side yard of at least 10 feet; provided that there
shall be a side yard of at least 15 feet in width on the street
side or a corner lot; provided further that there shall be a side
yard of at least 25 feet where a dwelling has an entrance onto a
side yard.
SECTION 9217.60. DISTANCE BETWEEN BUILDINGS.
The minimum distance between any structure on the same lot,
neither one of which has an entrance opening upon the intervening
space, shall be not less than 20 feet, and the minimum distance
between buildings on the same lot in all other cases shall be not
less than 30 feet.
SECTION 9217.70. PARKING.
Notwithstanding the provisions of Sections9230.50 and 9230.51,
parking shall be provided as follows:
(a) At the time of erection of any main building or structure
or at the time any such building or structure is enlarged or increased
by adding dwelling units, there shall be provided and thereafter
consecutively maintained for the total resulting buildings, structures,
capacities, or uses on the premises at least two parking spaces in
a garage on the same lot with the main building for each dwelling
unit or for each of the total resulting dwelling units if additions
are made to any existing building. Said spaces shall consist of an
area not less than 9 feet in width and 20 feet in length, unencum-
bered by any structural member.
SECTION 9217.80. LANDSCAPED AREAS.
All open areas not used for required driveways or turn-
around areas, or additional marked open parking spaces, shall be
fully landscaped, with a landscaped plan to be a part of the
required Precise Plan of Design. "
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall publish the same as required by law.

certify that the foregoing Ordinance No. 753 was regularly introduced and
placed upon its first reading at a regular meeting cf the City Council on
the 17th day of June , 1963. That, thereafter, said ordinance was
dulyadatopted and passed at a regular meeting of the City Council on the
1st day of July , by the following vote, to-wit:

in the Azusa Herald and Pomotropic, a newspaper of general circulation,
printed, published and circulated in the City of Azusa, on the 10th day
