HomeMy WebLinkAboutE-06 Staff Report - Approval of Final Tract Map 77182CONSENT ITEM E-6 TO: HONORABLE MAYOR AND MEMBERS OF THE CITY COUNCIL VIA: SERGIO GONZALEZ, CITY MANAGER FROM: ROBERT DELGADILLO, P.E., INTERIM DIRECTOR OF PUBLIC WORKS/CITY ENGINEER DATE: NOVEMBER 18, 2019 SUBJECT: APPROVAL OF FINAL TRACT MAP NO. 77182 FOR A 1-UNIT COMMERCIAL AND 6-UNIT RESIDENTIAL CONDOMINIUM PROJECT LOCATED AT 619 N SAN GABRIEL AVENUE BACKGROUND: On March 18, 2019, the Planning Commission approved a tentative tract map for a 1-unit commercial and 6-unit residential condominium project located at 619 N San Gabriel Avenue. The proposed action will approve Final Tract Map 77182. RECOMMENDATION: Staff recommends that the City Council take the following actions: 1)Find that this project complies with the General Plan and is consistent with the approved tentative tract map and any amendments thereto; and 2) Find that this project is in compliance with the provisions of the Subdivision Map Act; and 3) Approve Final Tract Map 77182; and 4)Authorize the City Clerk and City Treasurer to endorse the certificates on the face of the map, which embodies the approval of Final Tract Map 77182. ANALYSIS: The Planning Commission approved a tentative tract map on March 18, 2019. The project consists of a 1-unit commercial and 6-unit residential condominium located at 619 N San Gabriel Avenue. There will be a total of one building with seven total units. The commercial space is a total of 888 square feet. The total living area is approximately 9,000 square feet. APPROVED CITY COUNCIL 11/18/2019 Final Tract Map 77182 November 18, 2019 Page 2 The architectural design of the project is a painted stucco finish with a stone veneer. The roof matches the existing neighborhood by utilizing composite shingles. The final tract map has been approved by the County of Los Angeles Department of Public Works and certified by the Interim Director of Public Works/City Engineer for conformance with the Subdivision Map Act, City Ordinances, and the approved tentative tract map.
