SUBJECT: ACCEPTANCE OF GRANT OF PERMANENT EASEMENT FOR WATER
UTILITY PURPOSES FROM PROPERTY OWNER CITRUS CROSSING
AZUSA LP FOR SITE ADDRESSES 307, 345, & 355 N. CITRUS AVENUE,
AND 854 E. ALOSTA AVENUE
BACKGROUND:
The property owner at Citrus Crossing is obtaining a lot line adjustment at 854 E. Alosta
Avenue. The modified property lines effect the water easements on the property within Tract
Map 68355. The water facilities shall be included within an easement dedicated to Azusa Light
and Water (“ALW”). A legal and plat was prepared showing the location of the water facilities
and the limits of the easement.
RECOMMENDATION:
Staff recommends the Utility Board take the following actions:
1)Certificate of Acceptance of Grant of Permanent Easement for water utility purposes
from property owner Citrus Crossing Azusa LP for site addresses 307, 345, & 355 N.
Citrus Avenue, and 854 E. Alosta Avenue in the City of Azusa; and
2) Adopt Resolution No. 2021-UB-02; and
3) Authorize the City Clerk to file said easement documents with the Office of the Los
Angeles County Recorder.

The property owner at Citrus Crossing is obtaining a lot line adjustment at 854 E. Alosta Avenue
with the City of Azusa Planning Department. Azusa Light and Water has existing water mains
within the property. The modified lot line adjustment requires a permanent easement for access
to water meters, the water mains, and appurtenances for operation and maintenance. The owner
is providing an easement to Azusa Light & Water. This utility easement is being granted to
allow the Water Utility right-of-way for operation and maintenance of its water facilities.
Attached hereto are Exhibit A and Exhibit B for the water facilities located on this property.
FISCAL IMPACT:
All costs associated with the preparation and processing of this Grant of Permanent Easement are
borne by the property owner. There is no cost to Azusa Light & Water for accepting this Grant
of Permanent Easement.
