HomeMy WebLinkAboutE-3.1. 1477 N Azusa Ave 2021 Wtr Easement_ApprovedCONSENT CALENDAR TO: HONORABLE CHAIRPERSON AND MEMBERS OF THE AZUSA UTILITY BOARD FROM: MANNY ROBLEDO, DIRECTOR OF UTILITIES DATE: FEBRARY 22, 2021 SUBJECT: ACCEPTANCE OF GRANT OF PERMANENT EASEMENT FOR WATER UTILITY PURPOSES FROM PROPERTY OWNER SBH REAL ESTATE GROUP, INC. FOR SITE ADDRESS 1477 NORTH AZUSA AVENUE, COVINA, CA 91722 BACKGROUND: The property owner at 1477 N. Azusa Avenue in Covina is developing the lot, and there is an existing Azusa Light & Water (“ALW”) public transmission water main within this property that requires an easement for ALW to maintain the water main after the proposed development is completed. All existing water facilities shall be included within an easement dedicated to Azusa. A legal and plat was prepared depicting the location of the water facilities and the limits of the easement dedication. RECOMMENDATION: Staff recommends the Utility Board take the following action: 1)Certificate of Acceptance of Grant of Permanent Easement for water utility purposes from property owner SBH Real Estate Group, Inc. for site address 1477 N. Azusa Avenue in the City of Covina; and 2) Adopt Resolution Number 2021-UB-04; and 3) Authorize the City Clerk to file said easement documents with the Office of the Los Angeles County Recorder. ANALYSIS: The property owner at 1477 N. Azusa Avenue, in Covina, is developing the lot into a new restaurant. Azusa Light and Water has an existing water transmission pipeline within the E-3Approved Utility Board 2/22/21 1477 N. Azusa 2021 Water Easement February 22, 2021 Page 2 property. This requires a permanent easement dedication from the property owner to Azusa Light & Water for access to public water mains, water meters, and all other appurtenances and facilities for operation and maintenance. The owner is providing an easement to Azusa Light & Water. This permeant grant of utility easement is to allow the Water Utility right-of-way for operation and maintenance of its water facilities. Attached hereto are Exhibits A and Exhibits B for the water facilities located on this property. FISCAL IMPACT: All costs associated with the preparation and processing of this Grant of Permanent Easement are to be borne by the property owner.
