SUBJECT: APPROVE GRANT OF EASEMENT AND AUTHORIZE THE RECORD
THEREOF FOR THE ELECTRIC FACILITIES INSTALLED ON PRIVATE
PROPERTY FROM PROPERTY OWNER FOR SITE ADDRESS 407 S.
MOTOR AVENUE, AZUSA, CA 91702
BACKGROUND:
Noracpharma is building a new building at 407 S. Motor Avenue. To obtain electric service for
the new building, customer is required furnish and install new underground electric service
facilities on private property. The installation of new electric facilities has been completed.
Property owner is granting an easement to the Azusa Light and Water (ALW) for the purpose of
operating and maintaining said electric utility facilities. Staff is seeking Utility Board approval to
accept such grant of easement and authorize the City Clerk to file the grant of easement with the
County.
RECOMMENDATION:
Staff recommends the Utility Board take the following actions:
1)Certificate of Acceptance of Grant of Permanent Easement for Electric utility
purposes from property owner for site address 407 S. Motor Avenue in the City of
Azusa; and
2) Adopt Resolution No. 2021-UB-09; and
3) Authorize the City Clerk to file said easement documents with the Office of the Los
Angeles County Recorder.

ANALYSIS:
The business owner at 405 S. Motor Ave is building a new building facility. To obtain new
electric service for this new building from ALW, customer is require to furnish and install new
electric facilities such as underground conduits, transformer pad, cables, and equipment on
private property in designated areas in accordance with ALW’s specifications. The property
owner is providing an easement to ALW for the newly installed electric facilities. This utility
easement is being granted to allow the Electric Utility right-of-way for operation and
maintenance of its electric facilities. Attached hereto are Exhibit A and Exhibit B for the electric
facilities located on this property.
FISCAL IMPACT:
All costs associated with the preparation and processing of this Grant of Permanent Easement are
borne by the property owner. There is no cost to Azusa Light & Water for accepting this Grant
of Permanent Easement.
