improvement and intensification of the use by expanding the retail use of the existing building. The
project is also proposing a Use Permit for a service station use since the existing service station use
is nonconforming. A Variance is being proposed for a nonconforming lot size for the proposed
service station use. The property is located in the CSA(South Azusa Corridor) zone. This project is
