SUBJECT: APPROVE PARCEL MAP NO. 84183 LOCATED AT 333 N. AZUSA AVENUE
BACKGROUND:
The Final Map for Parcel 84183 involves the approval of a subdivision map to convert the existing 2-
story office building into a live work unit (office on ground and residential above) and construct 3 new
units in the rear for a total of 4 units. The site address is 333 N. Azusa Ave. The Civil Engineer for this
project is Cal Land Engineering, Inc. City staff or qualified on-call consultants have completed plan
check procedures for the subject Final Maps, reviewing for mathematical accuracy, survey analysis, title
information, and compliance with the State Subdivision Map Act, City ordinances and conditions of
approval. The applicant has submitted the corrected Final Map, posted any necessary bonds, and paid
the applicable fees.
RECOMMENDATION:
Staff recommends the City Council take the following actions:
1) That this project complies with the General Plan and is consistent with the approved tentative
map and any amendments thereto; and
2) That the City Council approves the subject maps and accepts the Offers of dedication shown on
said maps; and
3)Approve Final Parcel Map No. 84183; and
4) Authorize the City Clerk to endorse on the face of the map the certificates, which embodies the
approval of said map and acceptance of any grants, easements and dedications.

ANALYSIS:
With the technical review having been completed, and the map meeting State and City requirements, the
Council’s approval would be a ministerial action.
FISCAL IMPACT:
There is no fiscal impact associated with the proposed recommendations.
