SUBJECT: APPROVE GRANT OF EASEMENT AND AUTHORIZE THE RECORD THEREOF
FOR THE ELECTRIC FACILITIES INSTALLED ON PRIVATE PROPERTY FROM
PROPERTY OWNER FOR SITE ADDRESS 1150 E. ALOSTA AVE, AZUSA, CA
91702
BACKGROUND:
The property owner is developing an electric vehicle charging station at 1150 East Alosta Ave. To serve
electric utility to this site, Staff has developed an electric utility plan, which requires the developer to
install underground electric facilities such as conduit and a transformer pad on this property. The property
owner is granting an easement to Azusa Light & Water for the purpose of operating and maintaining said
electric facilities. Staff are seeking Utility Board approval to accept such grant of easement and authorize
the City Clerk to file the grant of easement with the County.
RECOMMENDATION:
Staff recommends the Utility Board take the following actions:
1)Certificate of Acceptance of Grant of Permanent Easement for electric utility purposes from the
property owner for site address 1150 E. Alosta Ave in the City of Azusa; and
2) Adopt Resolution No. 2025-UB-02; and
3)Authorize the City Clerk to file said easement documents with the Office of the Los Angeles
County Recorder.

ANALYSIS:
The property owner at 1150 East Alosta Ave is developing an electric vehicle charging station. To receive
electric utility service, the developer is required to install new electric facilities, such as underground
conduit and a transformer pad on private property, as depicted in Exhibits A and B of the attached
easement document. The property owner is providing an easement to Azusa Light & Water. This utility
easement is being granted to allow the Electric Utility right-of-way for the operation and maintenance of
its electric facilities.
FISCAL IMPACT:
There is no cost to Azusa Light & Water for accepting this Grant of Permanent Easement.
