Approve Grant of Easement - 479 E GladstoneCONSENT ITEM F-5 TO: HONORABLE CHAIRPERSON AND MEMBERS OF THE AZUSA UTILITY BOARD FROM: TIKAN SINGH, GENERAL MANAGER DATE: APRIL 28, 2025 SUBJECT: APPROVE GRANT OF EASEMENT AND AUTHORIZE THE RECORD THEREOF FOR THE ELECTRIC FACILITIES INSTALLED ON PRIVATE PROPERTY FROM PROPERTY OWNER FOR SITE ADDRESS 479 E GLADSTONE ST, AZUSA, CA 91702 BACKGROUND: The property at 479 E. Gladstone is undergoing site improvements to include a new supermarket (Vallarta). To serve the electric utility to this site, Staff has developed an electric utility plan, which requires the developer to install underground electric facilities such as conduit, transformer pad, and switch enclosure on this property. The property owner is granting an easement to Azusa Light & Water (β€œALW”) for the purpose of operating and maintaining said electric facilities. Staff is seeking Utility Board approval to accept such grant of easement and authorize the City Clerk to file the grant of easement with the County. RECOMMENDATION: Staff recommends the Utility Board take the following actions: 1)Certificate of Acceptance of Grant of Permanent Easement for Electric utility purposes from property owner for site address 479 E Gladstone St in the City of Azusa; and 2) Adopt Resolution No. 2025-UB-03; and 3)Authorize the City Clerk to file said easement documents with the Office of the Los Angeles County Recorder. ANALYSIS: To receive electric utility service for this large tenant, the developer is required to install new electric facilities such as underground conduit, transformer pad, and switch enclosure on private property, as depicted in Exhibits A and B of the attached easement document. The property owner is providing an easement to ALW. This utility easement is being granted to allow the Electric Utility right-of-way for the operation and maintenance of its electric facilities.
